Trump Tower Announces Closing Dates For Remaining Inventory

S&P Properties representative John Hirkenrath announced Monday that the remaining Trump Tower Inventory will be closing soon. The remaining cash buyers will reportedly be closing between May 24th, 2010 and June 7th, 2010. The remaining financed buyers schedule of closing will be predicated on the buyers ability to update the information needed by the lenders to close the loan. This is the news we have all been waiting for.

S & P marketing firms John Hirkenrath has told me by phone that the Trump Tower Waikiki will finally re-commence closings at this landmark Waikiki property. It seems that cash buyers will be closed first and according to S & P this will commence by the end of March which will be closely followed by closings of other units in the building who's owners financed their luxury condominiums.

S & P had been reporting that all units should be closed by April however with S&p delivering Irongates promised closing dates several times from October through February, the proof will be in the pudding.

The new restaurant BLT continues to get rave reviews from foodies and the staff seems to be well trained and very accommodating. I spent an evening with clients at the bar and had delicious Sushi. The "signature cocktails" lacked pizaz and should definitely be revamped although our bar tender coming from the bar with the best selection of beer on the island probably didn't allow for his mixologist skills to rise to the top. Scott Ingwers (The GM) continues to impress me and if the other units in the building would close he might actually have product available to rent. With approximately 300 units yet to close the building remains a promising gem in the midst of a revitalized Waikiki Beachwalk.

Irongate needs to take a hint from the ever patient original Buyers and close this project post haste before the bitter after taste becomes something even a tropical toothbrush can't remove.

Donald Trump JR. and Daniel C Newbill III at Trump Tower Waikiki Welcome PartyDonald Trump Junior and other high profile Hawaii dignitaries were all present high above Waikiki at the Hano Hano room at the Sheraton Waikiki August 11th. The occasion was to further promote the luxurious 5 star Waikiki hotel and residence and to ensure buyers that the Trump name was not going anywhere. The recent Licensing lawsuit by a handful of buyers claimed that the developer had advertised that Trump was a co-developer when indeed he had only licensed his name to the building. The lawsuit didn't seem to deter most buyers in the building and has fueled the Trump Dynasty to further support the building. This building and location are truly amazing and I am certain owners will be amazed at this project as the renaissance of Waikikis Beach Walk area continues.

Trump Tower Hawaii Financing Update and Walkthrough Dates

For all those concerned about obtaining financing for the Trump Tower Hawaii, word has come from S&P that they should have Financing completely ready for the building within 30-45 days. It looks as though the walk throughs of he completed suites could begin as soon as April for the lower floors. Reportedly Bank of Hawaii will be lending on the Trump Tower Hawaii on a case by case basis depending upon credit history and other variables. It seems as though the financing will require 25-30% down for US buyers and 50% down for Buyers originating their financing through Japan and other international locations. The fact that financing is slowly becoming available for this condo-tel is actually quite promising. As we move closer and closer to completion the excitement from buyers both locally and internationally continues to grow!!

Dispelling Trump International Hotel and Residences at Waikiki Beachwalk Rumors

Have you heard about the Trump International Hotel and Residences at Beachwalk in Waikiki? This amazing building will bring 5 star luxury ammenities to a new level in Hawaii. Sold out in just a few hours this building has been highly sought after by investors and class officianados from across the globe.

There are some rumors circulating arond town and I just want to be the first to address a few of them: Keep in mind hat hese aremy opinions based on rigorous research and phone calls to local experts in the field.

1) There is a lack of Financing for the building. This is absolutely not true. There has been recent difficulty with lending in general and suffice it to say that lending on a condotel has been difficult to find recently but I have been assured by valid sources that lending will be in place for both mainland and Overseas Buyers by the time it is needed. Sources of the lending have not been validated but rumors continue to circulate that some local heavy hitters are coming up to bat. Once I have verified who they are I will pass this along to you. If you would like to call me at 808-228-8434 I can tell you who the rumored institutions are at the moment.

2) The building will have trouble appraising. In my estimation after speaking with several well known local appraisers this is also not true. The bottom line is that we can never be sure with appraisers but with developer holdbacks selling at quite a premium when compared to the initial sales date we have built in comps in the building. Remember that the same people that say that the building won't appraise are the same people who said that Mr. Trumps project would never be built, never be sold, never be sold out, never be sold at he original prices and never be sold at the increased prices after the selection event. These same people were wrong on every account

3) The comparables for the building can not only be within the building itself. This is partially true. Local appraisers like to see buildings outside of the new project support the value. In my opinion the best comparable will be Hokua at Ala Moana. The building has outstanding ammenities and large floor plans with amazing unobstructed views of the ocean from most if not all units but the Trump Tower should have a level of service when completed that goes above and beyond. With closed sales at Hokua in January 2009 of a 3 bedroom unit for $3,675,000 and a 2 bedroom unit for $2,200,000 it seems that little else needs to be said.
