As a Realtor living and working in the Phoenix Metro Area I am often asked what parts of the Valley are selling well? What areas are seeing price increases or at least holding their values and where will buyers get the best deal: Lender Owned (REO), Short Sales (SS) or Traditional (Norm)? Below is an example of a chart that I supply to buyers and sellers when they are interested in a specific area of the valley. It can be narrowed or expanded to meet the needs of the client. Here's a quick look, (30 days), at a small but growing part of the valley, Anthem, AZ 85086.

One thing that immediately stands out is the relatively small number of lender owned properties in all 3 categories active, pending and closed. This time last year we would have seen substantially higher numbers in all 3 REO categories. This quote from the Cromford Report regarding foreclosures in the Phoenix Metro Area serves to remind us that all Real Estate Is Local:"In fact the 90-day average for the daily rate of foreclosure is today at the lowest level since July 2008, over 3 years ago. When correctly measured, the rate of foreclosures is currently falling fast. Do not let the stories in the media mislead you!"

Short Sales are closing a little more quickly than in some other parts of the valley and while they are still averaging over 100 days on market this number is down substantially from a year ago.

List Price per square foot and Sold Price per square foot are fairly close with prices trending down a few dollars per square foot in each category, meaning that sellers, overall, are pricing their properties pretty realistically.

What other conclusions can you draw from this data... Well REO's are in short supply and getting shorter. Chances of finding a lender owned property that meets your needs, let alone your wants, are probably slim.

Short sales remain an excellent dollar value by comparison to Normal home sales but a quick look at the pending and closed columns tell you that your patience will be tested and if you need something in less than 100 or so days you should be looking in the traditional market.

A look back at last year tells you that this last 30 day inventory of "normal" active listings is up. There is a good supply of normal market homes for sale and more choice means more of a chance you'll find just the right home for you.

Sales for the same 30 day measurement in Anthem, AZ 85086 shows roughly the same number of homes sold for the past 3 years. Once again this shows Phoenix Metro markets stabilizing rather than the picture painted by the local media.

If you aren't in the mood for a burger you can try one of the many specialty sandwiches like the Fried Bologna or the Grouper. Sides include Fresh Sweet Potato Fries, Garlic and Parmesan Chips, Fried Dill Pickle Chips, Crispy Fried Onion Strings, French Fries with Cheddar Cheese or French Fries with Cheese and Chili. Salads such as the Bleu Cheese, Strawberries and Walnut salad are also available. Oh, I almost forgot they also have a Black Bean Veggie Burger, I've not tried it but was told by a fellow diner that it's very tasty.

I can personally endorse the Original Cheddar Burger, and my husband's favorite is the Vesuvius Volcanic, also if you haven't tried the Land Shark Lager, give it a try, very tasty.

What becomes evident pretty quickly is that based on Days On Market (DOM) lender owned properties,(REO), are moving pretty quickly with an average DOM of 32 days.

You are probably going to have your patience tested in a Short Sale (SS) with the average DOM at 141.

It also pretty evident that properties are being priced appropriately as you can see by comparing List per sq. ft (asking price) and Sold per sq. ft (actual price).

The Face of the Catwalk Model Search will take place at CityCenter of CityNorth. Address: 5350 E. High Street, Suite 101.

Parking is in the 53rd/54th Street Garage, just south of High Street. You can also park on High Street or in the parking lot behind the space.

Face of the Catwalk is looking for 40 new faces to grace 4 runway shows at Barrett-Jackson Scottsdale 2012.
The 4 new faces will be featured as the Face of the Runway for the following shows:

  • Catwalk-for-a-Cause - Jan 17th
  • DFS Style Show - Jan 18th
  • The International-Jan 19th
  • Icing- Jan 21st

The Barrett-Jackson Scottsdale Fashion Shows take place Jan 15th-22nd 2012, West World Scottsdale. Models will be considered for runway shows throughout the week. 40 Models will be selected for runway shows and 4 models will be selected and featured as the Face of the Catwalk for each show

No prior experience required.

Please wear form fitted clothing and ladies bring heels to walk in for your audition.

Pictures will be taken onsite but please bring any comp cards, headshots or modeling photos.

2nd Annual Pics & Treats

For two years we've offered trick or treaters more than just candy when they stop by our house. If mom or dad says it's OK we photograph the kids, (or the kids with their parents), in their costumes and email the photo file to the parents, usually within 48 hrs. The idea of a keepsake Halloween photo started in 2010 and probably came out of our "former life" in photography. We've always enjoyed Halloween, it's such a fun holiday, there's a party like atmosphere in the neighborhood, everyone, especially the kids are so happy to be out and about bagging all that candy and are usually quite proud of their costumes. It just seemed like a natural.

I have no idea if it will lead to any business. I don't believe last years effort directly led to a sale but I can't be sure. This year we did a substantially larger number of kids than last year and many more adults so we'll see. It isn't the easiest promotion we've ever done. There is a fair amount of work involved before, during and after the event but it is a lot of fun! This year we co-sponsered Pics & Treats with long time friend and photographer David Smith of David H. Smith Photograhy. David specializes in Familes and High School Seniors and did a wonderful job creating the images. My husband Scott then retouches each photo file before it goes out. I think all the families will be happy with this years results.
