Builder Magazine Ranks Colorado Springs 7th Healthiest Real Estate Market.
Twice a year, Builder Magazine, with the help of Hanley Wood Market Intelligence, evaluates the different housing markets cross the United States and reports the top 20 markets based on forward projections that drive the housing production such as jobs, price, appreciation, population growth, and income growth. These projections come from Moody's Economy.com. The mid 2011 review shows Colorado Springs as the 7th healthiest market projected for 2012.
Moody's expects housing metrics to be up across the board for Colorado Springs in 2012, with home prices climbing 2.6%, employment rising 1.4%, households increasing 1.8%, and median incomes rising a hefty 2.9%.
This really isn't a surprise. We have watched the housing market improve in Colorado Springs over the past year with distressed property sales declining. Builder Magazine is most concerned about new home starts. Forbes Magazine ranked Colorado Springs as the Third Best City For a Housing Recovery in August 2009.
Academy District 20 High Schools Hold Holiday Bazaars - Saturday, November 12th.

It is that time of year again where we start to think about shopping for the holidays. What better gift than a hand crafted item.
Next Saturday, November 12th, both Pine Creek High School and Liberty High School are holding their annual Holiday Bazaars.
Pine Creek and Liberty are both conveniently located off Powers Drive making it easy for shoppers to visit both Bazaars in the same day, shopping with all the local craft vendors.
Pine Creek's Holiday Bazaar is sponsored by the Pine Creek Band Programs. The band members, working as Santa's helpers, are available to assist vendors and shoppers.
A silent auction will feature many items from local restaurants and stores with two auction times, 11:00 and 1:00.
Come hungry! Grandma's Kitchen will be open for lunch with pizza, meatball subs, and Caesar salads. Pine Creek's Parent Partnership will hold a bake sale throughout the day. Pine Creek is stroller and wheelchair friendly with no stairs. A gold vendor will be available from 9 - 12 to swap gold for cash and the Pine Creek Theatre Program will provide babysitting.

The real estate market for Wolf Ranch continues to bounce along the bottom. For October we saw average sales price decreases 8% from one year ago and 1% from September. Median sales price decreased 9% from one year ago and 7% from September. Days on market decreased 53% from one year ago and 31% from September. The number of active properties declined 21% from September with no new listings added to the Wolf Ranch market. Months of Inventory bounced back up to 9 months.

Pine Creek housing market continues to show positive signs. The Average sales price is up 32% from one year ago and the median sales price is also up 38%. The average and median sales price declined from September 38% and 7% respectively. Days on market increased significantly due to an outlier that remained on the market for over 400 days. Months of inventory for Pine Creek is good at 5.4 months.

October saw four closings for Peregrine. Of these the average sales price increased 2% from one year ago, and the median sales price decreased only 1%. Because peregrine had 3 higher priced properties sold in September, the average sales prices dropped 26% and the median sales price dropped 18%. There are 44% fewer active properties on the market from one year ago, which is showing in the average days on market and inventory. Days on market dropped 52% from September and there is currently 4.5 months of inventory for Peregrine.
