If you have been trying to decide to purchase a home then NOW is the time to buy! US Department of Housing and Urban Development has just issued a new Mortgagee Letter 2012-3 that will make stronger requirement on home buyers that have prior credit delinquencies.

If a borrower has individual or multiple disputed credit accounts or collections with singular or cumlative abalances equal to or greater than $1000, the acounts must be resolved (payments arrangements with a minimum 90 day pay history) or paid in full, prior to, or at the time of closing. The lender must obtain documentation supporting the pyament arrangements or that the debt has been paid off. The payments arranged for the accounts must be included in the calculation of the borrower's total debt-to-income ratios.

Disputed credit accounts or collections resulting from identity theft, credit card therf, or unauthorized use, may be excluded from the $1000 limit if proper and acceptable documentation of the credit or identity theft is provided to the lender for review.

As a Rotarian I am extremely pleased to be a member of the local Space Center Rotary here in the Clear Lake area. I am able to interact with a wonderful group of professionals and like minded individuals that believe in and enjoy giving back to our community.

Recently I was able to assist our youth exchange students on an out of town trip and was delighted to interact with two lovely exchange students, Julie and Hannah from Denmark and Sweden. Wonderful young ladies each full of excitement and genuine appreciation for the opportunity to be accepted as exchange students here. They spoke of their experiences in school, trips they've been able to experience with their host families and the studies they are engaged in. It was a wonderful experience to hear Hannah speak of how she wants to work in biomedical research and find the ultimate cure for cancer because the disease has attacked her loved ones and she wants to attack the disease right back!

I have been able to assist in a local shelter drive and provide clothing and tolietries for the homeless. I have been able to witness the generous monetary gifts given to local organization through the hard working fund-raiser efforts that the Space Center Rotarians participate in annually.

I also learned about fabulous programs like Shelter Box that Rotary supports. This organization send people and supplies to families located in areas of disaster around the globe. ShelterBox is an international disaster relief charity that delivers emergency shelter, warmth and dignity to people affected by disaster worldwide.

I would like to invite you to share and help us give back even more to our community. May 17th we will be hosting our annual Springoree...our Spring Fundraiser to once again assist in raising funds to give to the many worthy organizations in our area. Interfaith Caring Ministries Needs Volunteers:: The Food For Seniors Volunteers meet the 4th Saturday of Each month from approximately 8am - 10am. Drivers are needed to deliver groceries to seniors in the areas of League City, Webster, San Leon and Bacliff.
