A break down of the market report shows that 217 new residential listings came on the market with most of these being listed in the Lynchburg City area. This is less than the 237 from the month of November 2008.
Total expired are up from the month of November from 275 to 471. Total days on the market (DOM) is up as well from 161 in November to 190 in December.
The average sales price and the total selling price is higher for the month of December than it was the month of November 2008 by $587.759.

Everyone is looking for a bargain. I myself hate to pay full price for anything. That is just because I love a deal. Heck we all love a deal. I've never heard of anyone bragging about how must they over paid for something.
But for me to expect to get a deal on everything I buy every time I purchase something would be unrealistic because sometimes the value is more than the price.
As a buyer in the current market I think it is important to be very educated even more now than before about how to negotiate a good deal but also how to determine what is a good deal.
There are many opportunities out there and some of them are good and some of them are not so good. As an agent that sees them all and I've been doing my "home" work for years now, I hope that if anyone is interested in taking advaantage of the opportunites in this market that they find some expereienced agent, whether it be me or another quality agent. I would hate to get a phone call after someone has made an investment and over paid or purchased a property that was a little more than they could handle and not be able to get out of it.
Just because you get a great price does not mean you get a great deal. How many times have I purchased something cheaper that looked like it was going to be a great deal only to find out it wasn't such a bargain after all.
Before investing in any real estate in this market do your "home" work and contact an agent that knows what they are doing.

The Lynchburg Virginia market report for the month of November was record breaking, until the Market Report for the month of December came along.
Nearly twice as many homes were listed between the month of November and the month of December yet approximately the same amount of homes actually sold. This increased the inventory in this area quite a bit. Absorption rate is very high in some areas of Central Virginia.
Specifically in Lynchburg City limits only, in the month of December 41 properties sold and 34 of these homes sold were single family homes. This was a decrease in the amount of homes sold this month of 13 from November. The average list price was $150,715 price sold was $146,577 and the average Days On The Market (DOM) was 121.23 days.

The Habitat for Humanity is a great organization. This weekend in my quest to find Scary Halloween decorations that folks put up in their yards I was able to get some great shots of the blitz build in Altavista Va. There are some regulars that are always there. 
The impact this organization has on people's lives is not possible without the help of a lot of people. The spirit of the people is inspirational.
As a Realtor helping people reach the dream of home ownership is the core of my passions. It is one of my greatest joys in my life to hand the keys to a home to a
new homeowner.
I don't get an opportunity to volunteer as much as I would like. I volunteer with Big Brothers and Big Sisters. I enjoy making a difference in people's lives. I wish I could do it more. However, my creditors do not appreciate my generous heart unless it is directly directed to them so I must also work. One day I hope to be in the position to do much more volunteering.
But let me be clear that this is not about building houses. This is about the people. People connecting to other people and reaching out to help others. This is about being a pivotal difference in someones life. I remember those that have been a part of the turning points in my life. It is just my way of trying to give back.
