Naperville Real Estate - Pricing Your Home to Sell...

Pricing your Naperville home correctly is so important now more than ever.

shoes

Let's imagine you are shopping for a pair of shoes. You have a shoe in mind and go to the mall, (I'll say Nordstrom in my case)...when you arrive all the red shoes - the ones you had in mind - are priced the same. So how do you choose? Do you buy based on price? Do you buy based on style?

Today, real estate Home-Buyers have an abundance of Naperville homes to choose from. There are Naperville homes on the market that are in different price ranges and ones that are in various conditions. So how does a Naperville Home-Seller price their home correctly in today's market in order for their home to sell?

Home Price

When pricing your Naperville home there are a few things to consider.

~ Sold Comparables- Naperville homes that have sold in the past 6 months will determine market value. In some areas of Naperville these can be homes that are the same model as your home and in other areas of Naperville they have the same similar features but are not the same model.

~ Pending Comparables- Give an indication of where the price trend in Naperville is heading.

~ Active Listings - These homes are your competition, your price should reflect how your home compares to your competition.

~ Condition- Now that you have looked at the Sold, Pending and Active comparables you can then make the determination of whether or not your home needs improvement or if your Naperville home just needs to be staged in order if it to stand out from the other homes.

Pricing your Naperville home correctly from day one is critical because it is during the first two weeks that your home is exposed to the largest pool of buyers. Correct pricing will lead to a successful sale.

Naperville's Murals ~ A Picture of Naperville's History

When driving through Downtown Naperville, you can't help but notice the beautiful murals painted on the side of historical buildings. A picture of Naperville's history.

Naperville mural

Within their paint strokes the artists tell the story of Naperville's history. The story of how Naperville was founded in 1831 by Joe Naper and that it is the oldest city in DuPage County.

The murals seem to come to life as we follow the story of the development of Naperville. The settlement of the first families that started the businesses, which then lead to the growth of the rail.

I enjoy hearing stories from true Napervillians - (people that have lived in Naperville for generations), they tell how Naperville once was. They tell stories of how their house was surrounded by corn fields because anything past 75th street was nothing but corn fields. How Downtown Naperville's anchor was a grocery store that has since been replaced with modern stores.

The pictures and stories are reminders of how far Naperville has come, and that within the old and new still lies the history of Naperville.

Naperville ~ Great Home Decorating at Kirkland's

Shopping for home decor is one of my favorite things to do. Call me crazy, but I prefer it over shopping for clothes. I find that it's very relaxing to use my creative side to decorate a room or two, taking the picture that I have in my head and having it come to life.

Kirkland'sOne of my favorite places to shop for home decor is Kirkland's. Located in Naperville, it's easy to run over and see if they have anything new that will add a little something or change the look of a room. I always seem to find something, do to the fact that they have a wide selection of accessories at affordable prices.

So if you're anything like me that gets tired of a look (I think it has a lot to do with being a Realtor and Home Accessoriesthe fact that I'm always looking at different homes and getting different ideas) it takes away the guilt of having spent a lot.

Home accessoriesThey have decor for every taste, you'll find accents for, Asian zen, Traditional, Warm contemporary and garden accessories as well.

So if you ever have the opportunity, stop by, you might find something...
