Short Sales and Foreclosures! They Are About Half, If Not More of the Market! Don't Be Scared of Them; Just Learn How to Deal With Them!
I have 5 homes under contract in Richmond and the surrounding areas. 3 of the 5 are either short sales or foreclosures. A while back I was saying to myself "I want to stay away from these short sales and foreclosures, they are risky and a real pain to get to closing". I am now saying "bring them on!". If you are not comfortable with these transactions, your business might be in trouble. In most areas, they make up at least half of the market and if you don't want to deal with them...well you do the math and figure how much business you just shut the door on. I think the best thing to do is to study and learn as much as you can about how to effectively handle these transactions so you can keep all doors open on your income potential.

Don't sit back and wait for your past clients to tell you about a friend or relative that needs help, ask then once a month if there is anyone that could use it.
