December 2008 summary and Year End Totals

The city of Blaine has experienced many big changes this year. The overpass at Highway 242 and Highway 65 is finished and they are now stared on two of the other overpasses that are going in to ease traffic congestion on Highway 65. Our new construction has slowed down, but it has not come to a complete stop, thank goodness. New developments continue to add to the inventory in Blaine.

Looking forward to 2009:

Single Family Homes:
There are currently 297 single family homes listed for sale on the MLS (today 1-7-09) in Blaine. In 2008, a total of 508 single family homes were sold. Based on the rate of sales in November and December of 2008, it would take 7.71 months to sell the current inventory of single family homes (and that's not counting any new listings that come onto the market).

Of the 493 homes that were competitively sold on the MLS in Blaine in 2008, the average list price was $261,530 and the average sale price was $254,405 (97.3% of list). The average days on market was 78.6 with the cumulative days on market 151.6. The cumulative days on market includes all days within a calendar year that the home was listed on the MLS even it was listed by different agents and/or companies. The average price per square foot was $116.55 and the average finished size was 2,184 square feet.

Townhomes, Condos, and Twin Homes:
When you consider townhomes, condos, and twin homes - that adds another 135 units to the inventory. In 2008, a total of 266 units closed were sold. Based on the rate of sales in November and December of 2008, it would take 8.18 months to sell the current inventory (and that's not counting any new listings that come onto the market).

Of the 262 units that were competitively sold on the MLS in Blaine in 2008, the average list price was $176,419 and the average sale price was $172,080 (97.5% of list). The average days on market was 91.9 with the cumulative days on market 161.2. The cumulative days on market includes all days within a calendar year that the home was listed on the MLS even it was listed by different agents and/or companies. The average price per square foot was $106.28 and the average finished size was 1,619 square feet.

New construction homes in Blaine are very reasonable. The builders have had to compete with the inventory of existing homes and this makes Blaine very affordable for new construction.

As prices and interest rate drop, homes become more affordable and obtainable to those who have at least a small down payment and a stable income.

New listings and pending sales are both down, even more than normal for Minnesota in the winter. Inventories are easing somewhat, and active listings are down. There is a slight improvement in the days on market with homes averaging right about 150 days before sale with the percent of list price actually obtained is right around 90%.

It is still a buyers market with homes becoming more affordable and the supply/demand ration projected to be 8.36 for January of 2009. That means that for every buyer, there are 8.36 houses on the market. That number was over 12 in November 2008.

Today's average interest rate fell to 5.17% for a 30 year fixed loan according to bankrate.com

USDA Rural Development Loan Programs. These little known government loan programs may help in some circumstances.

USDA Rural Development Section 502 Home Loan ProgramUSDA Rural Development and Community Loan Program

Rural Housing Direct Loans (from the Government)

Section 502 and Section 502 Direct loans are used primarily to help with lower-income families purchase homes in rural areas. You can build, relocate, renovate, or repair a house in this program.

Applicants may have have up to 115% of the median income for their particular area. To find out the area income limits look here. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance as well as have an appropriate credit rating.

The program is pretty specific, but if you meet the criteria, this can be a great deal for you and your family! This is one of the few remaining "zero down" programs.
