Radon Testing - Raleigh Home Inspection - high levels

01-22-09
Jayme Clarke
We did a Raleigh Home Inspection and Radon Test for a client last week and he was on the fence regarding radon testing. He gave us the go ahead and the results came back at over twice the EPA's limit. This was a new home and the builder hired a Radon mitigation company in Raleigh to install ventilation equipment. Radon Testing costs about $100 and mitigation in this case was about $1,500. My client effectively saved $1,400 and potentially major health implications. Home Inspection Clayton NC - air conditioner problem

During a recent Home Inspection in Clayton NC, we found an HVAC problem with a brand new home. We were fortunate that the weather was unseasonably warm and that allowed us to test the air conditioner. This Clayton NC Home Inspector found that the upstairs air conditioner did not function; the blower fan came on but the air was ambient. My client was happy that I noticed this problem before closing so that it could be addressed. Otherwise, they probably would not have discovered it until Spring when they really needed the air conditioning. Finding HVAC problems is very common during a Home Inspection - sometimes the repair will cost under $200 sometimes several thousand. Home Inspector Clayton NC 27520 (inspection of townhome)

Our Home Inspector in Clayton NC inspected another home in zip 27520. This one did not have any serious concerns but lots of little things. During the home inspection, we found: insulation in the attic that was not thick enough to meet the required R-value, dishwasher that would not completely fill with water and was noisy (did not run it), water was too hot (burn potential), dripping water supply pipe at a toilet (wetting a wood floor), roof ridge cap that was not flat (can allow water to enter the attic), brocken seal between window panes, and several more. Our client was happy she paid to have a Home Inspection done as it paid for itself many times over.

Selma NC Home Inspection

Our recent Home Inspection of a Selma NC house (east of Clayton NC) turned up some interesting flaws. Aside from various roofing defects (one that created a damp spot on the hall ceiling), the crawl space of this Selma NC home was the most interesting. The subfloor under the tiled master bath shower was stained, damp and soft to probing (ie rotten). The affected area was approximately 8’ x 10’ and will require quite a bit of work to repair. We also found a floor joist that had been cut, a mud line along the inside foundation wall (indicating water entry into the crawl space), rotten wood on the soffit and fascias. All told, we found approximately 35 issues for repair during our Home Inspection. Our company provides Home Inspection services in the Raleigh area (services include radon testing and well water testing). For more information, please visit our web site here.

Pre-drywall Home Inspection in Cary NC - Home Inspector found roof defects

We recently completed a pre-drywall Home Inspection in Cary NC (just outside of Raleigh NC) and discovered some surprising roofing defects. As Raleigh NC Home Inspectors, we look carefully at roof flashings due to their importance for keeping moisture from traveling behind siding and under the roof. This new home was missing the kick-out flashing where a lower roof section met with a house wall. Bare wood was visible (a dormer to the right of this area will direct water right at the bare wood). If not corrected, large amounts of water could enter this area and cause significant damage to areas behind the siding. A major repair to this Cary NC home would have ensued. We also noted a lack of shingles all together on a rake return, a break in flashing in another area, a few torn shingles and several shingles that were not lying flat. As always, Home Inspections are important on new Raleigh houses and surrounding areas of Cary, Clayton NC, Wake Forest, Apex, etc.
