
We all know the economy is making it tough for consumers to purchase new homes. We also know that many people trying to sell cannot due to declining values. They purchased the home with virtually no equity and now are stuck with a home with negative equity. They lose their job and then have no alternative but to try to sell short....go into foreclosure or to lease out the property with hopes of holding on to it until property values go up. The trouble with renting property is that in my area most rentals cannot even command enough to pay the operating expenses that it takes to hold the property.
Then there is the rent to own option.This was a good idea a few years ago but in my opinion there are major risks involved if it doesnt have a happy ending. It's had to write an option contract with a price in mind when property values continue to decrease monthly. I currently own a property with two partners of mine. When we purchased the property we paid cash and spent a lot to renovate it.
We had bought approximately 15 properties within that year and renovated most of them and sold them. We had a few that we held onto for a few years and rented them out and eventually sold them just as the market started turn downward. We were lucky. The property we currently own is worth less than what we paid for it but we don't have a mortgage on it. We tried to sell it 6 times but every-time we tried to close on it....the buyer couldn't get a mortgage.

The buyers agent didn't do their homework and we tried to give them 6 opportunities to qualify. We even tried to send them to a mortgage broker we knew pretty well just to see if they really could afford to buy the home. Not only were they capable of purchasing the home.....the mortgage broker was able to repair their credit enough to qualify. For some reason....the buyers had some sort of issue with their agent and walked away from the deal. To this day......I'm not sure what happened other than the fact that we gave them many chances and tried to help point them into the right direction. Apparently they weren't grateful enough to even thank us and we weren't even their agent.
How many chances do you give people?
Eventually we decided to lease out the property. My partner thought that by offering an rent to own option....it would attract someone with an incentive to but the property a year later in hopes that they would be able to achieve financing when the smoke cleared.
I was never confident that the tenant would ever qualify for a mortgage and I never thought they would sign the option....I was right....they never did and they still live in the property but at a reduced rent.
We ended up finding a tenant who was willing to sign a deal with us to lease the property. I never liked the idea of the rent to own option. In my opinion there are too many risks for both the owner and the tenant. Too many problems with financing and or future pricing for example. But if you find the right situation ....it could work out as well and have a happy ending.
Which ever way you decide to go...just make sure you do your homework first.

I wrote this post back in April of 2007. If you read what I wrote...... you will see that at the time most agents and most homeowners were still critical of how we conduct our business. I believe that back then that most sellers were thinking that they could still handle selling their homes themselves and that they never thought that by the end of the year.....things would only got worse. You were seeing more and more agents leave the business and you were seeing the survivors picking up any leftover business that was out there. You can't beat a stubborn person into submission. You can't always convince people what is best for them. You can't make someone swim in a cold river but you can ask them to dip their feet in and test the waters.
Although inventory is down a bit in my area...there is still a large need for our services. We might not be able to come up with some miracle cure.... but if we can convince the consumer that they need us and we need them....then we might start to see better times ahead. So many things have happened over the last two years and that most of it is out of our control. Whats done is done and now it's time to shut up and move on.
So why would a seller fight us on how much we should be paid? If they use my services...they only have to compensate me if I sell their home. If I don't sell it then I walk away with nothing. So why wouldn't I be motivated? "I'm" the one that will lose if I don't accomplish "their" goals.
Why not have some confidence in us?
If you look back you might find it interesting that when I wrote that post....the walls were coming down around us but most people refused to believe it....well do you believe it now?
You can't put value on superior service.....it's priceless.

I know what you're thinking....and you're right!!!
I'd like to say tat every dog has it's day. Today my wife and daughter convinced me to go stop by and visit an animal rescue center nearby. Two days ago we were over at the animal shelter and left without anything other than a receipt for all the dog food we donated. Well today I have to say that we are now the proud owners of a new addition to the family.
Please meet Roxy....she's about 6-7 months old according to her foster parents. She's very friendly and gentle and loves my daughter. Maybe now she'll take some responsibility and let me rest! I just went through 17yrs of wonderful love but it was tough on me because of the commitment. It seems that this girl doesn't warm up to men as easy as women but I think we'll become closer as the days go by and she learns who's hand will be feeding her most of the time.

Humane Society of Broward County-Feed Homeless Pets
4 months ago I had to sadly had to put my dog to sleep. We had a wonderful 17yrs together and I'll always cherish the times we had. A few weeks after his passing.....I decided to take the food we had left over and donate it to the Humane Society of Broward County.
Early on the day of New Years Eve....my family and I decided to take another trip over to the animal shelter to donate more food but this time it wasn't the food leftover from my dog....we purchased it. Actually...when the pet store heard that we were donating all the food... they were kind enough to also give us a big bag of sample food to take with us.
Since my family and I were there for the visit..... we decided to go look at what dogs they had available to adopt.
Adopting a rescued pet is a great thing for both the pet and the new owner. We looked around and went through all 4 kennels and I'll have to admit that it was hard for me to see so many dogs that were left abandoned.
Even if we don't know how or why they ended up in the shelter...the mystery can be solved if you look them in the eye because they'll tell you.
There were a few really cute ones that my daughter and wife fell in love with but they were already adopted. I'm still not ready to take on another just yet but we were still happy to know that the majority of the dogs that were in the shelter were going to have new homes for 2009.
Right now it's too soon for me to take in another pet at the moment but if you know anyone who would be interested....you should send them down to the Humane Society of Broward County.
If I ever decided to get another dog....you can be sure I'll be looking to adopt it at the Humane Society.
Even if you aren't looking to adopt a pet...why not at least donate some food to keep the homeless from being hungry......go there and help the cause today.
