Good afternoon SVN. First let me bring you all up to speed on a very recent IRS ruling (9/15/09) which will affect us all. This is a ruling designed to aid the suffering commercial real estate sector, nationwide. Without going into too much detail, I would urge you to contact your clients who hold the old “Conduit” type commercial mortgage loans and tell them that there has been an incredibly timely ruling which will affect all loans backed by shopping malls, office parks and other commercial properties that have been securitized and sold to investors.

SVN | Better Capital Partners is one of the first groups to find out about this major rule change and this could be a great opportunity for you to contact your existing property owners so that we can begin a dialog outlining how these changes affect their own individual circumstances. The Real Estate Roundtable has been pushing for the change in recent months amid concerns that a wave of defaults will hit the commercial real estate sector, hurting the already fragile economy.

If this ruling brings more stability to the Commercial Real Estate markets overall then, conceivably, it will cause more and more Lenders to come to the table again, thereby finally jump starting the sale transaction markets. This ruling affects more than $153 Billion dollars worth of securitized commercial conduit loans coming due by 2012 alone. I’m sure many of your clients will be affected by this and do not even know it.

Call your clients and refer them to us to evaluate their refinance needs so that we can help walk them through this incredibly complex maze of the current real estate finance markets and their rapidly changing conditions. This is now especially true in the case of any of your clients who may have Conduit type loans on their properties and are worried about what to do at maturity. We can explain the timely IRS ruling and help them make the best choice for their financing.

Property values have plunged about 30% to 35% from their peak in 2007, according to Roundtable CEO Jeffrey DeBoer. Meanwhile, the financial crisis has caused banks and investors to yank back on lending to the sector.

The U.S. commercial real estate market is roughly $6.7 trillion in size and is underpinned by about $3.5 trillion of debt. Remember, you earn money just by referring someone to us where a transaction closes. It just takes a quick phone call or an email.

In closing, we are continuing to see a gradual thawing of the state of the capital markets. Terms and underwriting standards are continually improving and more and more lenders are entering the fray. Deals are getting done.

A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. The designation is awarded by CCIM Institute. A CCIM is a resource to the commercial real estate owner, investor, and user, and is among a corps of over 9,500 professionals around the globe who hold the CCIM designation. CCIM designees live and work in the U.S., Canada, Mexico, and more than 35 other nations. International membership includes more than 1,000 professionals. CCIMs must be proficient in the areas of investment analysis, market analysis, user decision analysis and financial analysis for commercial real estate. In 2007, CCIM Institute launched the Robert L. Ward Center for Real Estate Studies, which offers concentrated courses on specific topics. CCIMs have access to a suite of online technology tools through the site To Do Business, and they can post properties for sale or lease through the online CCIMNet commercial real estate exchange.

Of the more than 150,000 commercial real estate professionals in the United States, only an estimated 6 percent hold the CCIM designation.[citation needed]
