One of the most compelling aspects of the Sperry Van Ness platform is the effective use of the auction process to spotlight an asset or portfolio for sale. Through the auction process, it is the seller who determines the terms of the transaction. The auction process momentarily removes the paradigm of pricing by encouraging vast market penetration. This creates maximum competition for maximum value under the terms of the offering and creates the best forum to understand a property's true market value.
Formats that are used by Sperry Van Ness Accelerated Marketing Co. Inc. include open out-cry auction, sealed bid, sealed bid/auction. Information about each format is below:
Open Out-Cry Auction: This is by far the most traditional and recognized method of the auction process. The seller defines the terms. Pre-sale marketing and due diligence are conducted beforehand and the auction event takes place during a predetermined date, time and location. Bidders are pre-qualified with certified funds to bid and the event is open and conducted live in a competitive environment. Live Online-Internet Bidding is often a value added component.
Sealed Bid: While this is similar to the Open Out-Cry Auction, offers are submitted in a Sealed Bid format to a certain location on a predetermined day, date and time. Offers are then opened in a closed-door environment and reviewed by the seller and our team as to the price and conformity with the terms of the offering predefined by the seller. This format insures more control over the transaction and is usually best suited for hard to value assets. In this case, the seller has the flexibility to request "best and final" offers from qualified buyers in the competitive range of pricing.
Sealed Bid / Auction: In this hybrid method of Open Out-Cry and Sealed Bid, terms are established that allow for the sealed-bid process to precede the Open Out-Cry event with up to the five highest bidders invited to participate in the Open Out-Cry auction. The highest sealed bid offer received determines the minimum opening bid for the Open Out-Cry auction. This format provides control and flexibility over the transaction and forces interested prospects to make a strong initial offer in order to be eligible to participate in the second phase.

SVN ways to meet your client’s management needs. I just wanted to take the opportunity to point out the superb property management experience that exists within Sperry Van Ness across the country. Under the SVN umbrella we collectively manage approximately 21 million square feet of commercial real estate (office, retail, industrial) and 29,000 apartment units. The 3 largest management service providers are Sperry Van Ness Asset Management, Coast Management, and Guardian. For those who do not know Sperry Van Ness Asset Management and/or me, Sperry Van Ness Asset Management is an 11 year old firm always operating under the Sperry Van Ness umbrella and as of a few years ago also a franchise. We provide both asset, property management and leasing on approximately 10 millions square feet of commercial real estate and 1,700 apartment units throughout the country in the following markets: Southern California; Sacramento; Salt Lake; Boise; Denver; Austin, Dallas; Houston; Kansas City; Cincinnati, Columbus; Raleigh/Durham; and Atlanta. •· Stress & Distress - There will be more absolute sellers in the next 18+ months than in the previous 60. That is to say, that certain sellers - banks, owners in distress, or any entity with a pending event absolutely must unload their properties.
•· The events that have transpired over the past week will most likely narrow the "cap gap." Seller and buyer expectations are trending in a positive direction.
•· Assumable financing transactions are by far the leading source of debt capital. In many ways, working these deals removes the capital markets/financing obstacles that we face in today's market. Familiarize yourself with the debt structures associated with assets in your market, and work deals with attractive, assumable financing in place (not a needle in a haystack, I assure you).
•o Learn how to structure seller financing. A good percentage of the deals sold on a go fwd basis, and in our sweet spot ($2M-$20m) will feature seller provided financing. Educate your clients and present this structure as an alternative.
•· Set meetings - Be consultative. Clients need you. No need to call with a gimmick in mind. Quickly establish credibility when making a cold call - share quick bits of market information with the prospect, close for the right to meet face-to-face. This is as good a time as any to build relationships. If you do this well, you will long be positioned to capitalize on what you have built.
There is tremendous opportunity in this market. Focus your efforts in the right places. Much of what worked for you in the past, will not work for you in the future. Change and adjust. The need for a detailed business plan to succeed today is critical. Write one and hold yourself accountable.
