It is a great loan program becuase it is based on the appraised value not the purchase price so financing closing cost is still an option with this program for your borrowers than can truly afford the house but just dont have the closing cost money. Just a heads up to all you realtors short sales are actually closing now in this market. They are a 45 to 60 day transaction.
