Staging for a "Man Cave"

Last fall I staged the model unit for Seaview Village in Bridgeport, CT.  It's some of my favorite work to date. This weekend, I finished staging the bonus room, which is next to the two-car garage; it had been left unfinished, and housed utilities. It was important to the sales process to have this space finished off to demonstrate the potential of the entire home. The architect and I agreed to position it as an entertainment room, or as I like to call it, a "Man Cave": TV, home office, and guest quarters. The results blend well with the staging I did in the rest of this townhouse, and I think women as well as men would be very comfortable here. Taking Advantage of Funny Features

With a tall wire vase and 5' high bamboo poles, I took advantage of it as a plant stand, and placed a plant on the level below. These two arrangements are nestled in next to a TV console, behind a swivel chair. It's the proverbial "lemonade out of lemons"!

Staging in Fairfield County: Measure Twice, Cut Once!

Whoopie! Got the big OK last night via email, picked up the check and paperwork this morning...so I'm ready to fulfill my staging plan for the "home theater/guest room" in the (soon-to-be) completed bonus room, RIGHT? Wait - something told me to go back and check the room.

This is an unfinished bonus room in the Seaview Village development where I did the model unit. Sales have been good, considering the market, and these homes appeal to young couples and single men. These are townhouses, and this bonus room is behind the garage on the first floor. The builders decided to finish it off and asked me to bid on furnishing it. When I originally went to look at it, measure, etc., I measured the neighboring unit's bonus room which had been completed. They're all the same, right? Same square footage, same layout (or a mirror image)...cookie-cutter.

WRONG! I'm in there today, snapping pictures, working around the electrician...and then, WHOA! What's that...that...that bump-out in the corner? Something has been boxed in; the model unit is an end unit, with different structural needs than the interior units. This wall will have a low dresser/console and large flat-screen TV on it. Good thing I was there and re-measured, because my original furniture selection won't fit - off to market!

One of my favorite sayings is from my brother's shop teacher (the one with a couple of sawed-off fingers...no kidding!!!): "Measure twice, cut once!" I was wrong to assume - it paid to listen to my intuition, go back to check the actual room I was to stage, and measure twice!

 Yup, there it is!

Fairfield County House Prices Drop: Staging More Important Than Ever!

The latest Warren Group report is out, detailing January's housing market. Fairfield County is finally feeling the real estate slow-down. The report is covered in the Connecticut Post:

In Fairfield County, the number of single-family homes sales dropped 29.8% from last year; condos dropped 40.8%. The median price for a single-family house has also dropped 11.8% (condos actually went up 1%).

The good news? Houses are still selling! However, in this ever more competitive market, your house needs to stand out from others in your neighborhood and price range! Fairfield, CT: Staging With a Hollywood Accent

This house is new construction, and beautifully done. Granite counter tops, inlaid wood flooring, gorgeous cabinets, two gas fireplaces, 3 1/2 baths...but many buyers found the floor plan challenging. The staging mission was to define the spaces and create flow through the house. Staging it called for neutral furnishings and accessories that would tie from room to room. Neutral furniture was easy (great rentals from AFR), but I wanted a little panache in the accessories, so I used a lot of silvered items and mercury glass - still neutral! With this "Hollywood" touch, I ended up adding a little romance too. This RES covers the parlor and dining room, but the palette continues to the kitchen and master suite.
