At one time I had a community web page for Palm Canyon in Henderson, but I think this will reach more people and will give them more up to date info to access about their communities, especially for my clients in Henderson, NV

I look forward to some updates and ideas on how to treat these sponsorships and suggestions from all of you on the best way to manage them.

I would love to have a class on how to best use our blogs for communities where we specialize. What is the feeling on how many to sponsor, etc.? Also, I read someone else who was concerned about who is really sponsoring a community if it falls under a larger community?

The rules for taking advantage of the tax credit are the following:

  1. Must have a binding contract in place [in escrow] by April 30th, 2010 to get the tax credit
  2. Must close by the end of June, 2010 [before July 1st]
  3. There is a maximum tax credit of $8,000 for first time home buyers and those who last owned a house 3 or more years ago.
  4. There is also a tax credit for current homeowners of $6,500 if they buy a new principal residence costing $800,000 or less.

Here some suggestions to take advantage of the tax credit [that will soon expire] for Henderson, NV and all of Las Vegas

  1. Get to know your market. Use the Internet to see what is available in the area you are interested in Henderson or Las Vegas. For the tax credit it doesn't matter where
  2. Line up your financing. Talk to a lender right away.
  3. Narrow your search. You won't have time to LOOK at everything, so have specific criteria. Separate needs from wants.
  4. Consider the condition. In today's market many of the foreclosed homes are not in perfect condition. Decide how much work you are willing to do.
  5. Keep things in perspective. As nice as it may be to get the tax credit, don't let it control your home search.
  6. Be careful of short sales. Banks are slow to respond and there isn't time for that now.

Social Networking in Real Estate Las Vegas and Henderson, NV

That is the purpose of a social networking class I took to learn more about Social Networking and its influence on real estate. Sponsored by ActiveRain it was wonderful. I am beginning to understand the impact of all of these sites, not only on Real Estate, but on peoples lives in general. I am not completely sold that it is the best way, but I can see clearly that it certainly does touch the lives of millions.

Will Social networking really bring profits? Possibly to some people that learn to harness the power without loosing their real identities. I am a people person and so will always want to meet personally with people, but I am interested in learning and this is what I think I need to learn now.

So far I learned that social networking is here to stay and is bigger than ever.

I don't know if I will be a posting person or a "blogger", but this is my first try and I will see what happens. I enjoy many of the things I have read in this site and also have learned new things.

I will post about life in Henderson, NV and what is going on in this community. There is also much to learn about the real estate market here in Clark County which includes not only Henderson, but Las Vegas, Mesquite, Pahrump, etc. It is a great market right now for buyers, but obviously not for sellers.

I will return after my class to see if I have learned something. I did learn alot.....my head is splitting about social networking
