New Orleans Real Estate - Positive National News Article
Did you see the article in the Los Angeles Times on April 5, 2009 about New Orleans? It is nice to read something positive about New Orleans for a change. I encourage you to read the article.
The article talks about how we have basically "dodged" the recession. The main reasoning the article uses to explain why the recession is largely missing us is Katrina. It says that all of the Federal dollars that we were given for our recovery are holding up our economy. A combination of low unemployment (as compared to the national average), billions of dollars of Katrina aid ($19 billion unspent), and stable housing prices all lead to a basically solid economy.

New Orleans Real Estate - Energy Audit
Have you ever thought about what makes up your energy usage? Every month you get a bill from Entergy here in New Orleans...have you ever thought about what is driving that high energy bill? I know I have! I just stumbled across a very interesting chart of what makes up a typical energy bill. Granted this information is from the 2007 Buildings Energy Data Book, but I am sure these figures have not changed dramatically since then.
Ok, so I know we probably use our heaters a whole lot less in New Orleans than in other parts of the country! But this information is actually very helpful. It shows us how important proper insulation and making sure that your doors and windows have a proper seal is to keeping energy costs down.

New Orleans Real Estate - 6 Great Landscaping Tips
I was recently reading the latest issue of Realtor Magazine and came across a small article with 6 great landscaping tips to increase curb appeal. Landscape designer Michael Glassman created these tips:
1. Add Splashes of Color - Our climate in New Orleans affords us with a plethora of choices of blooming plants. Choose one or two of them and repeat them throughout the garden.
2. Size Trees and Shrubs to Scale - You want to plant trees and shrubs so as to not block windows, doors, and other architectural details. Also, the size of the trees and shrubs should be directly related to the size of the house, the bigger the house, the bigger the trees!
3. Maintain a Perfect Lawn - This one is a bit obvious! Your house will much better curb appeal if you have a beautifully manicured lawn.
4. Light up the Outside - Consider "up" lighting to show off your trees at night. You can create a little drama with some low-voltage lamps.
5. Let them Hear the Water - A nice small fountain in the front of your house will give the buyer a sense of calm prior to entering your house. Plus, it make help block street noise.
6. Use Decorative Architectural Elements - We are not talking about cheap lawn ornaments here! A new mailbox or planted window boxes can help increase your curb appeal.

New Orleans Real Estate - Top 10 Tips/Steps to Sell Your House
1. Commitment - You must be committed to selling. In today's market, you will be competing with sellers who want or even need to sell and if you have a take or leave it attitude you will NEVER sell your house.
2. Field a Great Team - Hire a great Realtor. Remember, not every Realtor is for everyone. The top producer may not be the one for you. Feel free to interview a few Realtors until you find the one you believe can best represent your interests. How will they market your New Orleans property? Will they aggressively market on the Internet? Do they create videos? Do they answer the phone when you call? Are they responsive to your needs?
3. Prepare your House - Buyers tour houses looking for reasons to NOT buy them. Try to address those issues before the buyer enters your home. Ask your Realtor's advice on staging your furniture...maybe even hire a staging expert. This is the time to create great curb appeal and really show off your house.
4. Understand the Market - Take some time to read about the current real estate market and ask your Realtor questions. Sellers that are most educated about the market are in a much better position to successfully navigate the selling process. Trust your team for pricing and negotiation advice, not your friends, doctors, or uncles.
5. Pricing - It is an absolute must to price your home correctly to start. The first 2 weeks are the most important weeks of the listing...you are the new kid on the block and thus have a high level of interest. Why waste that by listing at a high price with an expectation to reduce in 2 weeks if you don't sell it? In a buyer's market you have to be aggressive and price your house better than your competition.
