Important Things to Consider When Purchasing a Home

When purchasing a home there are important things to consider such as how much you need you monthly payments to be per month, and your commute to work for example. It is also important to consider the features and amenities that effect resale as well. Here are some important factors that affect resale values:

  • Location - homes that are close to major highways or train stations tend to have a better resale value as make for a convenient commute. Homes located on major roads (double yellow line) however may not be appealing to families with children. These are important factors t consider when purchasing a home
  • School District - even if you don't have children, purchasing a home in an area with a reputable school district will help with resale
  • Property - level lots and nice backyards help make a property more marketable. Backyards that are somewhat private are qualities that buyers are often looking for!
  • Taxes - Homes with extremely high taxes compared to similar homes in the same area can turn off potential buyers.

Your agent can provide you with comparables so that you can compare the home you want to buy with other homes within the area to ensure that if or when if comes time to move, you home is marketable and will allow for the maximum resale value! Can't Get Over This - SNOW!!!! In October...

I could not believe my eyes today. The forecast said rain but when I looked outside my window this afternoon I saw snowflakes and lots of them! Granted they weren't sticking to the ground but shouldn't October be too warm for snow? I am crossing my fingers that after a summer with more rainy days then sunny days that the winter won't bring too much snow...one can hope.

Imprtant Questions to Ask A Realtor!!!!

When selecting and agent or agency to sell your home there are several important questions that may help you find a realtor that will serve you best.

1. How many years of experience does the agent have and how many sales do they close per year? More experience often means the agent has a lot of experience negotiating and closing deals

2. Where will they advertise your home? Magazines, Websites for example. Today agents should focus on web advertising as most people search for homes online.

3. What hours are the real estate office open? This is important because you want other agents to be able to call and make appointments - agencies that are closed on the weekend may mean missed showings.

4. Ask the agents what they think sets them apart from other agents in their area? Do they have a team of administrative staff supporting them, are the active in networking circles in the area so they can find you a buyer!
