Mortgage rates this week have increased to a range of 5.25-5.75%... There was a day or two that rates hit 6%!

Active Adult communities have been gaining popularity over the last few years. An acitve adult community typically is a gated community for homeowner's 55 years or older and offers amenities such as golf, tennis, workout center, and clubhouse. In the immediate area around Dallas, Tx there are 3 active adult communities. You have Heritage Ranch in Fairview, Frisco Lakes in Frisco, and Robson Ranch in Denton. The majority of my clients have chosen to purchase homes at Heritage Ranch because Heritage Ranch has better layouts over the other 2 communities.
Heritage Ranch has 1,144 homes spread out across a gated 575-acre community. The community amenities are 18-hole championship golf course designed by Arthur Hill, numerous walking trails, and tennis courts. Inside the 24,000 square foot clubhouse you can work out in the fitness center, go swimming in one of the indoor or outdoor pools, shoot some pool in the billiards room, or even grab a bite to eat in the restaurant. Heritage Ranch is the only one out of the three communities that has two types of housing for their residents. You can purchase a traditional single family home or you can purchase one of their Villas (duplex style). The HOA on the Villas are a little more expensive at $639/quarterly but you get front and back yard maintenance... The single-family homes HOA is $450/quarterly. Heritage Ranch is completely built out so you can only find pre-owned homes for sale. Frisco Lakes in Frisco, Texas was created by Del Webb and hugs the shoreline of the very popular Lake Lewisville. DFW International is only 25 minutes making it a snap to pick up friends and family. Del Web & Frisco Lakes offers 9 2 and 3-bedroom ranch style homes that range in size from 1,301 to 2,650 square feet. Just like Heritage Ranch Frisco Lakes offers an 18-hole golf course, trails that go on for miles, game room, and a state-of-the-art fitness center. The HOA is $300/quarterly. Richardson Heights is a very sought after neighborhood within the city of Richardson. Updated cottage homes can sell in a matter of days for well over $100/square foot!
My wife and I moved in the Heights neighborhood in July of 2007 and we can not imagine living anywhere else. MY wife works in downtown Dallas and so she can jump on 75 central and get to work in about 20-25 minutes.
Since January 1, 2009 53 homes have sold with the average sales price $156,000 for a 3 bedroom 2 bath home...thus still making it affordable to the first time home buyers (Don't forget about the $8,000 tax credit that ends December of 2009!). The average days on market for a home in Richardson Heights is only 59 days with a home selling as fast as 1 day and as long as 256 days.

The third stamp price increase since May of 2008 will happen today... Stamps will now cost 44 cents to mail instead of the "just now getting use to paying 42 cents price."
The postal service lost $2.8 billion dollars last year and instead of figuring out a way of cutting costs or letting people go they (USPS) will make the consumers make up the difference.
