I understand the hesitation of the very thought of it but there are a few advantages that you might want to consider.
1. The inventory of homes on the market is much lower. THIS WILL CAUSE YOUR HOME TO SELL QUICKER AND FOR MORE MONEY.
2. Only serious buyers are out and about during this time of year. You will have fewer people running through your house, but you are more likely to get a contract from those that do come through.
3. People stay home more in colder weather and online searches go up. With today's technology and my expertise in marketing your home online, your changes of selling go up dramatically!
4. Homes show beautifully while decorated for Thanksgiving, Christmas or Hanukkah, and feel more like a home when buyers come in to see the home.
5. Many employers want new hires to start in January, and those buyers are out there right now. If you don't list until January, you will miss out on those important buyers. They can't buy your home if it is not for sale!
6. Buyers who buy in November and December often pay close to full price than other times of the year as they often buying under a deadline and have less time to negotiate.

When I took that listing from my client six months ago, you know...that $59,000 condo that was a short sale, it was just another listing that needed my service, my attention, my expertise.
