Investment property in Berlin, NH

I just sat down with Berlin's building code enforcer. For alittle over a year Berlin has worked very hard at making all the investment properties safe. Many if not all of the buildings are close to 100 years old. Many owners have brought their buildings up to code and have received a Certificate of Compliance. Once an owner receives a Certificate, his building will be in good standing with the city for four years. In four years the city will tour the property to make sure the property is still in compliance. The two biggest codes: Two means of egress & hard wired smoke detectors. A property of THREE units or more will need to have two means of egress. A two unit building does not under any condition. Hard wired smoke detectors should be placed near bedrooms and in the basement. Fore more information don't hesitate to contact me at 603-723-0521.

Price the home right & even in this market...SOLD!!!

My area of business is a city in northern NH. Berlin, NH to be exact. I often over hear people talking about how nothing is selling, how wrong they are! Homes are selling, multi unit homes are selling, land is selling! Do you know the secret? PRICING! Price it right and you will have a sold sign in your yard. There are many buyers, sure some a just looking but there are serious buyers out there. The last listing appointment I went to, I was "competing" for the listing with our "competition". I never concern myself with what another agent says the home is worth, I bring the facts. You can't disagree with facts. I listed the home for $16,100 less than what the "competition" requested and had three written offers on the home in 72 hours. An agreement was made and the seller has agreed to sell for alittle over asking price! It's all about price & terms! Price your home right and get ready to move!

Berlin NH weather

I need to vent. Yesterday was the 1st day of Spring. Today it is windy and freezing out! 2 hours south of Berlin there is no snow and in Cape Cod flowers are blooming! It will take into the last week of April to melt all the snow we have. I'm tired of winter!!!!!!!!!!!!!!! Thank you!

Prison in Berlin, NH

Location: The Federal Prison that will begin construction spring of 2008 will be in the same location as The State Prison which is located on 138 East Milan Road Berlin, NH. Many outside of the area believe it will be where the old Berlin Mill was located. This is not true! The prison sites are outside of Berlin's city limits.

The construction of the Federal Prison is to begin this spring in Berlin, NH. Estimates place the final product to be finished in 3-5 years. Berlin, NH already is home to a State of NH Prison facility. The State Prison and the Federal Prison will be in close proximity to each other. Both prisons actually are located north of the city limits and abutt our neighbor, Milan, NH. The Fedral Prison as well as the State Prison will not be seen from the road. The roads that the prisons are located are not main roads. I never notice the State Prison unless I'm traveling from the Milan area going south, the lights do light up the night time sky. Many of the contractors and construction workers are looking for homes and apartments to rent.
