Old Tappan, Bergen County New Jersey sales analysis shows median price decline in the 12% range from the top year. Average price declines are nominal for NJMLS data of all broker sales and highest ever in 2008 for Bergen County Data of all residential and condominium sales. A five year analysis of sales in Woodcliff Lake, Bergen County New Jersey, shows real estate sales prices to be down on yearly average of 15.77%. Median sales prices from the high year has declined 15.67%.
Northern Bergen County New Jersey, had experienced large increases in real estate prices thru 2006. However, It did not get the same kind of speculation as other areas of the country. Many home buyers in Northern Bergen are second and third time buyers. Many of the purchases had substantial down payments. This differentiated the quantity of the listings that have come to market to be substantiallyless then many other areas of the county. Some towns, such as Woodcliff lake, have very little developable property. This lessened the speculation and over building.

To study the data for River Vale New Jersey for sale from 2005 to Oct. 2008, it is astonishing to see that the average sales price is only off about 10% from the average high prices. Two comparisons were used, Residential/Condo closed sales data from Bergen County filings and Residential only, NJMLS all Broker sales data. The graphs demonstrate the comparisons of sales, average price and units sold. There may be a few commercial sales mixed in the county data, I removed many from the data to try to make it residential/condo property only.
With 30 years of doing technical market analysis for stocks and commodities, I have a feel for data slippage when using averages. I have estimated true high to current low to be about 14-16%. This is due to using yearly averages.
