Homes For Sale Benicia—Homes Sold in Southampton December 2011
There were eight homes sold in Southampton this month. Nearly three time as many as Waters End. Buyers are pleased with the size and price of Southampton homes and the fact that their children can attend Benicia schools at an affordable price.
Half of the homes were REO/bank owned/foreclosures, two were regular sales and two were short sales. The homes sold for 98.1% of asking price.
Some sales were purchased with all cash. It is a great time for investors to get in on some good deals in Southampton.

Benicia Homes For Sale--Homes Sold In Waters End December 2011
Well it was an interesting December in Water’s End this month. Only three homes sold in the neighborhood. One was an REO /foreclosure/bank owned, one regular sale and one new construction.
The regular sale got over asking and the new construction and REO got under asking. It’s a trend that I am seeing in other markets too; buyers tend to bid higher on regular sales.

You need to look at employment trends, migration patterns, population patterns, immigration trends, rent vs. buy trends and distressed property trends. In this blog, we are going to look employment trends.
Overall, what you are looking for is a real estate market that has been beaten up a little, but has long term potential to grow your investment. Most people who live close to Solano County understand that it fits this bill pretty well. There are a couple of reasons related to employment that this holds true. Solano County is appealing due to central location and its relatively short commute to areas with strong employment.
There is a ferry system that takes you directly from Vallejo to downtown San Francisco. There are bus systems that go to San Francisco, Oakland, Sacramento, Contra Costa County and places in between. There are buses that will take you to BART from Solano County. If people choose to drive they can get to Marin County, Contra Costa County, Sacramento, etc. in around a half hour depending on start place and destination. Many people cannot afford to live where they work. This is great news for the new real estate investor.
The Milken Institute tracks employment trends. If you click here and scroll down, you will see that the Vallejo-Fairfield Metropolitan Area grew in ranking 58 spots from 2009 to 2010.

HOW TO FIND A REAL ESTATE MARKET TO INVEST IN—HOMES FOR SALE VALLEJO—Real Estate Investing Solano County
If you are thinking about becoming a real estate investor, you need to do a little market research. How do you determine what is a good market to invest in? A trend that we have noticed in our real estate office is that when an open house is held, the mass majority of visitors are out of county. They are coming from as far as 50 miles away to look for property. Some want to re-locate, but many want to purchase investment property.
Due to the large amount of foreclosures we have had in this area, there is a large segment of our population that are still employed and bringing home better than average pay, but they cannot buy a home right now due to negative credit scores. They are used to paying a big mortgage, but got frustrated at paying for a $500k mortgage on a home that is now worth $250k and they walked away. It doesn’t mean they don’t have the income needed to pay rent though. And they are in a position that they HAVE to rent.
This is great news for the new real estate investor.
Trulia has a nice tool that allows you to view the Buy vs. Rent (not rent vs. buy) rations for your area. In these areas it is cheaper to buy than rent, but due to low credit scores many people cannot buy. Here lies the opportunity for you. Rent are higher than mortgages, this could mean a positive cash flow for you.
