On Thursday, September 1, my happy buyer Suzan Leake closed on 115 Timberwick Road; sale price was $500,000. A 5 bedroom Colonial home for sale in the Grande at Scotts Mountain (Stewartsville) section of Lopatcong NJ 08886, Suzan looked at many lovely homes before selecting this.
Relocating to New Jersey from Tennessee, Suzan contacted me on June 4 through one of my Zillow ads. Her requirements were fairly specific but with prospects in several counties in which I have expertise. The first weekend we met, we spent all day Saturday and Sunday seeing homes with me providing Suzan an education on the different areas. A grueling 2 days but I had a much better idea of what she might like. That enabled me to preview homes and make great use of Susan’s limited time in NJ to go house hunting. The right lot for her dogs was very important, as was what we called the “wow factor.”
After previewing 115 Timberwick Road in Warren County’s Stewartsville section, my feedback to Suzan was that this was a “double wow” home. She and her daughter, Ashley, fully agreed when they saw it. Although several new-construction houses were contenders, the home in the Grande at Scotts Mountain was the one!
To help Suzan pull together a great team, I recommended several local lawyers and was delighted Suzan selected Attorney Maureen McCabe, 908-387-8949. My all-time favorite home inspector, Dave Stewart of Expert Home Inspections, 973-271-7234, did a fabulous job indentifying a couple issues that needed to be addressed. My septic guru, Michael Imbergamo of Tri County Septic, Port Murray NJ, 908-689-9088, also helped get us to the closing table.
Just shy of 2 months after reaching out to me, Suzan is now the proud owner of a double wow home. And I’m delighted that she is my new neighbor – and friend!

Milford Borough NJ 08848 Data on Homes for Sale, August 2011 - Hunterdon County Real Estate Market Reports

The inventory of homes for sale in Milford NJ 08848 is really, really low right now! The graph shows 15 as of the end of July but as of August 20, there are only 11. Data used in my custom market reports was taken from the GSLMS today.
For a potential seller of a Milford Borough NJ 08848 home, I see this as a wonderful opportunity. The market is NOT glutted with competition. There was not the usual increase in home sales over the summer, which means there are probably still potential buyers looking for a place just like yours.

This Phillipsburg NJ 08865 Market Report on homes for sale is based on GSMLS data I've compiled as of August 14, 2011. Once again, the market absorption rate has gone up a bit; today we have a 20 month inventory of homes for sale. As you'll see from the average SOLD prices, buyers are still going for the lower end of the market although several of the Under Contracts are priced well over $200K. During July, the highest recorded sale price was $236,000.
Regardless of the type of home, the smart sellers are reducing the asking prices to entice buyers to make an offer. For example,
3 bedroom Colonial home for sale: 70 Glen Ave., Phillipsburg NJ 08865 is down to only $140,000! And it is updated, has central air conditioning and private parking;
4 - 5 bedrooms Colonial homes for sale: 439 Barrymore Street, Hillcrest section, Phillipsburg NJ 08865, a larger home with more land and a garage now has a list price of just $245,000 $237,000 - a real bargain for the coveted Hillcrest area!

With 69 active listings on August 14 and only 4 homes Under Contract in the last 30 days, the White Township market absorption rate is up to 17 months of inventory of homes for sale. Many sellers are regularly reducing the list price to make their home more attractive to the pool of buyers out looking. And, it isn't just in White; the slow pace of actual sales holds for most of Warren County NJ.
A good example of motivated sellers understanding the current, local home sale trends is 603 Brass Castle Road, White Township NJ 07823. This lovely Victorian with 3 - 4 bedrooms and 2 full baths is now priced at only $215,000 - lot is 1.34 acres. That asking price is under the average sold price for White homes...
