Freddie Mac/HomeSteps has been most generous in funding "make ready" work. The neglected yard got a long overdue haircut (as a neighbor stood and cheered!). The Vernon NJ home for sale has been emptied and cleaned - see the terrible "before" photo. Some steps are still in the works: electric repairs and removal of the living room carpet/reseal the underlying hardwood floors. This Highland Lakes foreclosure home for sale will also have the plumbing checked once we can operate the well pump. (It had been winterized.)

Yes, the $8000 tax credit might be an important factor. Please don't overlook, however, that value does not just equal the lowest list price. Particularly with homes for sale Sussex County NJ, you'll be wise to look carefully at the age of a roof, septic system, furnace, etc. If you only see the list price, your great deal might not be such a bargain when you add in expensive work in the not-too-distant future.

Sure, 41 Beemer Church Road has a somewhat higher list price than some of the Sussex County fixer-uppers you're considering buying. But when that bargain home for sale needs a new roof in 2 years, will you be prepared to pay the cost? Don't count on increasing home values resulting in your ability to get a home-equity loan to pay for the roof.

This three bedroom ranch home for sale in Scenic Lakes - Vernon NJ - is another great value! Newer furnace, septic and some appliances. Yes, you'll want to do some painting and perhaps refinish the hardwood floors under the living room carpet. As your fortunes increase, you have the OPTION of updating a bathroom. (Replacing a septic is NEVER an option, trust me!) Buying 12 High Crest Drive in Scenic Lakes might just be a better value than a bank-owned foreclosure on which you'll have some capital expenses in the next couple years!

Open Houses at homes for sale in Sussex County NJ have averaged 2.5 parties for quite some time. A party might be 1 person, a couple or family of 5 - one potential "home buying" unit. Our Opens are for 4 hours and I mine quite seriously. Lots of advance publicity, newspaper ad with a photo, tons of signs with balloons.

No rhyme or reason - sometimes I still get skunked. Yep, no visitors at all. Discouraging for both me and the owners of the home for sale in Sussex County. At one of my very initial Open Houses in Sussex County (Branchville to be precise), I had a woman visit who was quite interested. We looked at many other homes before she purchased the one where we met. This lovely lady is a local real estate attorney and we've referred business to one another ever since. In fact, she recommended me to the seller of the Franklin NJ ranch home where I did an Open House on Sunday, August 9.
The Sussex County NJ real-estate gods must have been smiling down on me that day. Due to begin at 1:00 p.m., I arrived at 19 Scott Road in Franklin NJ 45 minutes early. Wanted to turn on the lights, open windows, arrange flyers, set up a beverage station, etc. A car followed me up the driveway, so I gladly gave the couple a leisurely tour of this home for sale. They departed shortly before 1:00 - but 3 other parties pulled up immediately!
Now I'm a very good and very experienced real estate agent. (Also very modest!) No way, however, can I give each potential buyer of a home in Sussex County the attention he or she deserves when an Open House is so busy. My husband Chip is also a real estate agent, so I called him to come help. Hadn't even finished showing Chip the home when the next few parties arrived!
We had 14 parties at this Open House in Franklin NJ, several of whom were seriously interested in it.
I'm now getting ready to help the buyers rent or sell their current home in Stockholm NJ. Plus I'm helping several of those other Open House visitors find the right home. Textbook example of the power of an Open House!
Update August 21 - In record time for most Sussex County NJ real estate, the home for sale in Franklin had completed Attorney Review and was Under Contract on August 14. The buyers were guests at my Open House - about which I'll be posting soon!
Clean out was just completed August 6 on this Franklin NJ ranch home for sale. Even so, interest in this well-priced 2 - 3 bedroom Sussex County real estate has been very high. On more than 1/2 acre of land, it has public sewer and is central to major commuter roads.
Priced as attractively as a bank-owned foreclosure, potential buyers of this Franklin ranch at 19 Scott Road - off North Church Road - face none of those headaches. This gem does need painting and a new kitchen floor but the bargain price of $180000 - As-Is - acknowledges those required cosmetics.

Private, solid ranch with hardwood floors on very desirable street in Franklin Boro – but this has PUBLIC SEWER.
Both bedrooms have walk-in closets.
Eat-in kitchen.
Fireplace.
Improvements: windows, furnace, water heater, well pumps, etc.
Owner placed yellow flags to roughly mark property lines but he didn't climb into brush...
