I thought it might be helpful for everyone to realize just what the American Recovery and Reinvestment Act is, effective for Purchases between January 1, 2009 and before December 1, 2009.

  1. The credit is $8000
  2. All single family principal residences eligible (condos, co-ops, townhomes, and single families).
  3. The 8k credit reduces or will eliminate income tax liability for the year of purchase. Any unused amount of the credit gets REFUNDED to purchaser.
  4. The full amount of the credit is available for individuals with adjusted gross income of no more than 75k (150k on a joint return). Phases out above those caps (ends at 95k and 170k respectively).
  5. The credit is for purchasers who have not owned a principal residence in the past 3 years prior to purchase.
  6. There is now NOW repayment for this credit unless you sell the home within 3 years of purchase.
  7. Program ends December 1st 2009 so GET UNDER CONTRACT THIS SUMMER!
