Second Quarter 2010 comparing the Toledo Area with the State Trends and U.S. Trends.

For those of you who love statistics, these are market reports for the Second Quarter 2010 comparing the Toledo Area with the State Trends and U.S. Trends.

To summarize, this says the Median* Price Home(*Median meaning half the homes are higher and half are lower) in the Toledo Area has fallen after peaking in 2005 at about $128,000. Additionally, the Median Price Home has fallen to the lowest point in 2009 at about $65,000 and has since risen and is at $91,000.

So I hope all you who love statistics are following along. Homes have appreciated in the Toledo Area in the last year 4.4%, compared to the US is which has appreciated 1.4%. That is a good thing (I am trying to be optimistic).

Statewide (Ohio) in this last year, the number of homes sold was up 22%, Nationally it was 17%. Hopefully, these are good signs for Ohio and the Toledo Area, and not just a bump.

Buying a foreclosure or short sale doesn't necessarily mean your getting a good deal.

I don't think we will ever remember a time like this again in the housing market. It has affected the entire country. People are talking about being truthful, honest, having integrity, and the congress has the lowest rating I can remember.

My clients many times in this last year have said they want a "deal". That could be a foreclosure, short sale, whatever; there are a wide variety of ways to get a low price. What I have found is that people are looking more for something of "value". Just because you pay a low price on a "short sale" doesn't mean you are buying something of "value". It could be in a high crime area, and a money pit to boot.

Look for the "value" in whatever you buy, a car, a house, your food. We once bought a pack of toothbrushes at a discount store and the pack cost $1. It was only ‘toothbrushes' so how could we go wrong. They were the worst, flimsiest, things ever. Look for "value", something that seems to be a good price, but that you know has quality.

When we at the Lohman Team take our buyers out looking at homes, we impress on the fact that "value" means more than just the lowest price. There are many ways to get a good value.

As a Realtor in the Toledo, Ohio area I love to draw people's attention to some of the really fun things to do here.

One of the things I love to do is watch Toledo Walleye Hockey . The Huntington Center is the new arena located in downtown Toledo. Sometimes it is hard to keep up on all the team players and schedules and commentaries, however if you go the Walleye website it has an amazing amount of information.

Another great link has BCSN videos on several of the team players and commentaries. The reason I like this site is that I don't have time to keep up on all the team stats and this way I can go to this site at any time that is convenient to me.

After having said all that I left out the most important part. It is really fun to go downtown have dinner at one of the many restaurants and then go watch the Walleyes.

Sylvania, Ohio Flower Hospital celebrated its 100 year anniversary.

This month October 2010 in the City of Sylvania, Ohio Flower Hospital celebrated its 100 year anniversary.

When my husband and I first moved to Sylvania in 1991 my then teen age son cut his hand on the hedge trimmers while helping with the yard work. We had moved here from a busy city in Southern California where the norm was freeways, busy streets, and pretty much everything packed into a small area. Most of the communities just ran together.

So I found myself rushing down to Flower Hospital, my sons hand was wrapped tightly in a towel and he seemed fine under the circumstances. I quickly turn down Harroun Road from Monroe Street thinking it was lucky that I actually remembered where the hospital was. We had only lived in Sylvania about 2 weeks. I turned into the hospital only to have to stop because about 20 ducks were crossing the road going from one pond to the other. My son and I looked at each other and started laughing, this could only happen in Ohio, never in Orange County, California. We sat patiently until all the ducks crossed and went to the emergency room. They took us right away and stitched up his hand, everything went great.

Speed ahead 17 years later and my husband and I were headed for Flower Hospital to see my son and his beautiful wife give birth to our Grandson.

Yes, Flower hospital holds a special place in my heart, in my memories.
