• ALL OF THESE THINGS EQUALS MORE EXPOSURE, MARKETING FOR YOUR HOME.

Your agent also needs to be able to get feedback on your showings. If your agent does all these things that bring in more activity on their listings, then your agent needs a team of Realtors that can share and handle all the details. This agent must have Buyer and Seller agents on their Team.

Your agent needs to be able to sit down and tell you honestly what is necessary to sell your home without spending a lot of money. Be able to give you ideas as to staging, etc.

Your agent also needs to be experienced in Foreclosures, Short Sales, and have good connections with highly skilled Lenders and Inspectors that can help your real estate experience be a smooth one.

Last but not least, your agent needs to be able to tell you what your house may sell for in this market. This may be an unpopular subject but one that will save you time, money, and frustration.

Right now, Toledo has 10.33 month supply of homes. This means that if you took all the homes currently for sale 5,540 and divided by the average number of homes sold per month this year 536.22. You get a 10.33 month supply of homes.

Theoretically, if all the homes on the market were to sell and no more homes came on the market, it would take around 10.5 months to sell them all. This is a buyer's market.

Typically, if there is a supply less than 6 months, it's a seller's market.

6-7 months is a balanced market and anything over that is a buyer's market.
