The value of homes for sale in the Toledo, Ohio area has without a doubt gone down.
On the west coast of the United States there have been several occasions where the housing values have gone up to record highs only to fall again to new lows within about a ten year period. This has also happened in the larger metropolitan areas of the country too. This roller coaster effect on their market has allowed many people to actually make a lot of money from the sale of their homes provided that they buy and sell at the right time.
Toledo, Ohio however, has never really experienced this type of drop, until now. We have always had a very slow and gradual rise in value.
I am trying to look at this with a different perspective today. Let's imagine that the housing market in the Greater Toledo Ohio area is like the stock market.
Let's say the stock of homes like yours home is selling for $180,000 a share. However, you want to sell your share for $200,000. This is not an unusual occurrence. In fact, there are many people in our area who are doing just this. It is beyond their imagination that this could actually be happening to them. This is their nest egg. This is probably the biggest investment they have ever made. Most of these people do not play the stock market.
The reason I am writing about this is that this is a very emotional thing that is occurring to many people. Most are in such denial that their home has gone down in value that this is their course of action;
1. Leave their home on the market for months without changing the price.
2. They blame their Realtor, not enough marketing, not enough Open Houses, etc.
3. They find another Realtor and lower the price just slightly.
4. They wait another 6 months, still leaving the price of their stock alone.
5. They go to a third Realtor. After being on the market for a year maybe two they finally lower their price to market value. Exhausted after two years of hell.
My heart really goes out to the homeowners in this situation. Here are some of the things that homeowners will do to sell their $180 share of stock for $200.
1. Bake cookies for every showing.
2. Offer $1,000 to the buying agent.
3. Stage their home.
4. Get a POD and move half their belonging to make the house look bigger.
5. Re carpet the entire house.
6. Plant flowers. And the list goes on and on.
Remember we are talking about a stock that is selling on the open market for $180. If the stock were priced at $180 then those items above would help the stock sell faster and be more desirable. But it will do nothing for a stock that you are trying to sell at $200 in a $180 market.
I have told many people recently "If you don't have to sell your home right now, don't". If you are serious about selling your home in this market make sure you are using a Realtor that is willing to help you find the right market value for your home. The Realtors do not create market value. I wish we did, it would make my job much easier. Sales of homes in your area in the last six months that are comparable to your home is the standard that most appraisers are using.
You can also hire a professional appraiser to give you a report before you list.
