For those of you who were concerned about my finding the man at the bottom of the stairs on 4/14 in my recent Blog, his daughter called me with overwhelming gratitude for my finding him when I was delivering food to him on behalf of the Meals on Wheels program. She reported that they found his leg broken in two places and had put in a rod. His ankle was also injured and required a pin. He is now in a nursing home in Edina where his wife is living with Alheimer's disease and will probably be there for several months. I continue to be grateful as well that I did find him and was able to get such immediate help from 911 and the Southshore Police and Fire department in Shorewood. A representative from the Board of Meals on Wheels also called me to thank me. They hope to have an article in one of the local weekly papers regarding the service of the volunteers who not only deliver the food but can also check on the clients every noon during the week. Often these clients are living alone and such an incident might happen as it did to this gentleman.

This is a response I made regarding a Blog discussion in Real Town's Real Talk.
In the 32 years I've been a Realtor in the Lake Minnetonka area of Minneapolis, MN, I have always made it my priority to serve my listing clients by marketing their listings to the fullest degree and exposure to the most Realtors and prospects as soon as possible. I agree that it is nice to get both sides of the transaction, but those agents and/or Brokers, who make an effort (by various means) to sell it themselves or "in house" are doing a disservice to their clients, the sellers. I always have a Broker Open House, advertised on our RMLS as soon as possible to invite all the co-Brokers in the area so everyone will know about the home and get a chance to see it inside. Holding it off the market to prevent other Realtors and prospects from being able to show it and sell it is a disservice to the sellersl. Let's just do the right thing and stop quibbling over the things some Realtors may do that are possibly unethical or illegal in their areas and states. Obviously there are some exceptions that are worthy and honorable reasons for holding the property as NON-MLS or TNAS, but let's get on with the business of advertising, marketing and selling listings with integrity.

Lead Generation is really the very most important thing we can do to be proactive in our business and help it grown on an even keel rather than rocking and rolling out of control over the waves. I have always heard this, but I've never made the consistent commitment to post Lead Generation time into my schedule on a daily basis. I am doing it now with a goal of reaching 20 people "live" over the phone or in person daily and a total of 100 people per week. I have achieved this for the past two weeks and can sense the momentum growing along with my energy and enthusiam about my Real Estate business.

It pays to be prepared. This week when I delivered Meals on Wheels food to the first person on my volunteer route in SHOREWOOD, the owner called out to me, "I'm here." I looked all over the little house and finally saw his naked body lying crossways at the bottom of the steep narrow stairs on the cold cement basement floor. I said I would bring help and called 911 on my cell phone. Two policemen from the SOUTH LAKE MINNETONKA POLICE DEPARTMENT and two more personnel from the EXCELSION POLICE AND FIRE DISTRICT were there within ten minutes. I told the Fire Chief how I found the man and my communication and covering him up with a light blanket without moving him. I had also left a message for his daughter whose name was on the Meals on Wheels card I had for him. He said he was 83 years old, but with some of our other communication, he seemed a bit incoherent. Since he lived alone, I wonder what might have happened if I hadn't come to deliver his noon meal.
As I drove away, an ambulance was within blocks. I felt better knowing he was in good hands with all the personnel needed to bring him up the steep narrow stairs on a back board. I thought I had been calm, cool, and collected, although four days later; I still see his body lying there and feel grateful that I had found him. The Fire Chief later called me, thanked me, and said I had handled the situation in the best way.
I only mention this story as it reminds me that whether we are volunteers serving our community or Realtors going into other people's homes, we need to be alert and prepared for what we might find and be able to take the appropriate action with SAFETY in mind.
After 15 years on the Deephaven City Planning Commission and 8 years on the City Council, I have seen many Realtors who allow their Sellers to price Lake Minnetonka lakeshore and other properties where the asking price is so high the Buyers who could afford the property couldn't build the footprint size home, garage, and hard cover they desire due to ordinances and zoning issues. I feel very comfortable about meeting these challenges after many hours of due diligence, research, and honesty for my presentation and communication with the Seller. "It's all about telling the truth" every time and everywhere.
