So who really sells their home quickly in this market?

* The person who has maintained their home throughout their ownership, updating it to today's standards before putting it on the market

* The person with an immaculately clean home

* The person who prices their home at just below market value for starters

* There's a WOW factor somewhere in the home for the buyer

* Of course, location, location, location still applies

It's hard for a house to sell with furniture that has shown the wear of 40 years, cracked linoleum floors, cobwebs, watermarks in basements, shrubbery that hasn't ever been trimmed. Buyers today, in general, want all that work done for them, even if homes are bargain-priced. Clean, clean, clean and upgrade, upgrade, upgrade are today's catch phrases.

I did an Open House yesterday on a 6-year old home that was in very good condition. One buyer going through it, liked it, but "It didn't have that WOW factor for me." Not interested. Buyers are particular.
