Leprechauns are hard to find, but during my new listing previewing on St. Patrick's Day one found me at a friend's broker open house in South Shores, one of San Pedro's coastal communities. 
Many of the homes for sale in South Shores have spectacular veiws of the ocean and Catalina Island, and the few that are perched on the bluffs directly above the Pacific Ocean enjoy unobstructed panoramic ocean view. There is no denying presentation sells. Think showrooms and window displays. Think movie trailers and chic restaurants; both whet your appetite with tantalizing displays that leave you wanting more. The art of presentation is using an unsalesmanlike approach to selling.
The front door will likely not be the first introduction to your property. Once your property is listed the world of buyers will see your property online. Control what a prospective buyer sees is rule number one. I'm not suggesting you hide material facts, those must be disclosed, but it is certainly acceptable to accent the positive and direct attention away from flaws with artful concealment and a shift of focus. Tell the story of your home with attention grabbing photos. Online photos are often the deciding factor on whether or not your property will make a prospective buyer's show list.
A good photo is worth a thousand words. Today's world moves at a very fast clip. Prospective buyers browse through hundreds of listings in search of "the one" home they will purchase. The photos of your property must make them pause, not click on by. I'm not in favor of overly enhanced photos but the photos should show the view at its most glorious, the pool sparkling and the house doing its best emulate a model showroom. Make sure your home is ready for its close up.

Spring is here, and a homeowner's thoughts often turn to the overwhelming task of selling their house. The idea of sorting, tossing, fixing and losing ones privacy while total strangers parade through their castle is reason enough to delay the ordeal for many.
I have a little tidbit of good news for sellers: With proper preparation, presentation and price your time on market will be substantially reduced. Sounds appealing, right? Let's begin with:
PREPARATION: At a recent pre-listing consultation I advised a young couple to box up at least half of the children's toys. Boxes stacked neatly on garage shelves suggest organization, and with fewer toys competing for space the children's bedrooms will appear more spacious and inviting. Ditto for tabletops, dressers, closets, bookshelves and counter-tops. If you haven't used it for months either pack it up or give it away. I refer to this process as thinning.
Equip yourself with an ample supply of boxes and methodically proceed room to room until the thinning is complete. For the minimalists homeowner this task will be simple; for the collector professional help is available!
Consult with your real estate agent regarding additional improvements. Fresh paint and new flooring may be in order. Sparkling windows, spotless kitchen and baths are a must. This is the time to indulge yourself and engage a professional cleaning and window washing service.
Curb appeal counts so do not overlook the importance of landscaping and a well-maintained exterior. You must capture prospective buyers at the curb or they will drive on by without ever seeing the interior.

The current real estate market is a bit puzzling. Some new listings grow old and stale waiting for the right buyer to come along. Other new listings are sold in a multiple offer feeding frenzy. If the price is not way out of line, and the conditions are similar then why is one seller able to attract many buyers and the other seller is left with none?
My local explanation is location and view. Buyers are cherry picking the best of the housing fruit and leaving the rest to, for lack of a better term, rot on the MLS. Recently a panoramic ocean view home received nine offers. A similar view home in a nearby neighborhood (only blocks away) is still on the market.
The Palos Verdes Peninsula buyers are a savvy bunch. They recognize the little nuances that distinguish a property from the masses. The nine offer home's location was quieter (cul-de-sac), the remodel was at the luxury level instead of run of the mill quality. The price was very attractive and should unexpected circumstances force them to sell in the immediate future, they bought smart: The price was right, the location was right, the condition was right and the view was stunning. It was an "Eureka, I've found it" moment and a gold nugget property.
If any one of the following is less than a ten ranking on the buyer's list, expect to reduce price accordingly:
1. PRICE Attracts Attention and Sells
2. LOCATION Prime Only, or PRICE must reflect
3. CONDITION Counts or PRICE must be reduced accordingly
4. VIEW Matters. A panoramic view property will sell for approximately 40% more than a similar property with no view. (Based on my experience and opinion.) PRICE accordingly.
Price is the great leveler. If the competition has a better view, superior remodel and a better location the best way to compete is to offer a better value. Buyers recognize value and they will hunt it down (with the help of a good real estate agent).
