Positive Real Estate signs for those who look!

As I speak with friends and fellow Real Estate professionals one topic always comes up. "When is this market going to change?" I believe this market has changed and we as buyers and sellers of Real Estate can stop falling into the gloom and doom mindset the news media would like us to believe.

Let's look at today's market in a more positive light; especially in what we are seeing here on the Central Coast. Inventory of available houses is going down, sales going up, REOs going down; which will by virtue of the law of Supply and Demand cause home values to stop declining and begin to stabilize and in time begin to go up again.

As we were all taught from an early age "the numbers don't lie" but we all know that positive news does not sell papers or increase veiwing of the news. I read a quote from Warren Buffet the other day that pretty much says it all, "Your cash buys more! Be greedy when others are fearful and fearful when others are greedy." This is a market of opportunities unseen in years. Buyers at all levels (first time and investors) are taking advantage of these opportunities. Don't let the news media in all its forms control your reality.

The market is indeed changing

The market is indeed changing (to the good) and we as Real Estate professionals need to make sure everyone knows it. The statistics (in my area) may show a volitility in prices but sales are up, day on the market are down, list to close prices are closer. If this sounds like upbeat view of a difficult market...it is. All the public hears are the negative stories from the media. It is OUR job to show the media is not always right. Stand up and make your opinion heard! Change the negative perceptions in your market by making sure the good news goes out.

On a side note: Buyers want to purchase market "best values." Buyer's agents know this and select the best values to show their clients. Therefore, if a property is not being shown, it is not perceived as a best value by buyer's agents. Best value status is achieved by price position relative to other current sellers, not by promotion
