First time home buyers AND move up buyers will be delighted! Tax credit approved by house and senate! Just waiting on Obama's signature!

Nyssa Smith's happy first time homebuyerFirst time buyers are excited! Especially first time home buyers that are now in the middle of purchasing a home! Now they can have a little sigh of relief. Once Obama signs, they will have until the end of April 2010 to purchase and they will have until July 1, 2010 to settle. What a relief that they no longer have to feel pressured to get things closed by the end of November! Once Obama signs, first time homebuyers will still have the option of the $8,000 tax credit. This is great news! I know I personally have some first time home buyers under contract right now. And they were feeling the pressure because they wanted to be sure they closed by the end of November in order to not miss out on their piece of the pie!

Nyssa with homebuyersCurrent home owners can now get excited, too! Why? Along with the first time home buyer tax credit extension, a new provision will come into effect! Move up buyers can now enjoy a $6,500 tax credit. The catch? You must have owned your home for at least five years. This is huge! It's great that not only first time homebuyers can get a break, but now current home owners that might not have been thinking of selling their home and moving up into a larger more spacious home can now think of doing so with a little help from Uncle Sam! Just waiting on President Obama to sign tomorrow! Now I am just thinking of all the people I can tell! What wonderful news!

First time home buyer credit extended! For real? Is it really true? Please tell me it's so!

First time home buyer credit extended! For real? Is it really true? Please tell me it's so!

Wow! I was out on some appointments and when I got back to my office and opened up my email, I received an exciting email from one of my current first time home buyers. What a pleasant surprise in my inbox! She wrote:

"Hi Nyssa,

Well, I think this looks all but wrapped up! I know it is not a completely signed, sealed and delivered deal...but it looks even more promising!!"

And then she quoted info from the tax credit for homebuyers article. And she gave me the link to the full article: http://www.upi.com/Real-Estate/2009/11/03/Senate-Clears-Homebuyer-Tax-Credit-Extension-to-Pass-This-Week/3701257254252/"

It's so great to have such wonderful clients who are on top of the news and can report in to me so quickly! I am so grateful! = )

Sorry for the poor image of the field. It was the only one I had. I took this about a year ago from my cell phone atop Beaver Stadium looking down on Medlar Field at Lubrano Park. AND through the glass. Hence the poor image. But at least you get the drift, right!

Next we worked our way through the crowd to get down to Rapid Transit on Allen Street to where our son wanted to purchase some new Under Armour (for under his Babe Ruth All-Stars uniform - first game starts tomorrow night!)

At 2:00 today we enjoyed the pure sounds of Pure Cane Sugar (go Katie Twoey!). Those girls can really sing! Wow! To listen click here. (Btw, I noticed the sponsorship banner! Go Mortgage Source! One of my favorite mortgage lenders! And yes, I really mean it! Mortgage Source is one of the local mortgage companies that I recommend to my buyers! Theresa and the gang are awesome! No hidden fees. Very honest and ethical.)

I lent out my GPS to my buyers...do you think I'll get it back!? Garmin GPS, State College, PA

I lent out my GPS to my buyers...do you think I'll get it back!? Garmin GPS, State College, PA

So I went out on a limb and lent out my GPS to my buyers. I sent them out with it to drive by some homes in an area theyGarmin GPS Copyright Nyssa Smith were not familiar with. They are first-time homebuyers. A nice young couple that are just engaged to be married soon. They are just so sweet!

Anyway, they wanted me to just show them all the homes on their list. So I went out on a limb and lent them mine GPS for a couple of days. It's a Garmin that I purchased at our local State College, PA Walmart. Now, am I crazy in the head to do so? Or am I smart for doing so? You tell me!

I was thinking, this gives them the opportunity to narrow down without me along. And then I will only be showing them the homes they actually want to see after they do their drive bys. So, I'm thinking this is a smart move!

Although, I could be crazy and never see the GPS again! Ouch! I would really miss it! In that case, I would prove crazy that I lent it to them!

I'd love to hear your thoughts!
