Ala Moana Center Fireworks Show
Fireworks start at 8:30 but the fun starts way before that at 12noon with live entertainment by some of Hawaii's best entertainers. This fireworks display is unique as it is launched from 3 separate platforms. You'll be able to see the fireworks show from around Ala Moana Shopping Center, Ala Moana Beach Park, and from Magic Island.
Kailua Town Parade, Fireworks Show, 4th of July Rajah
This annual parade kicks off the fun starting at 10am and usually ends around 12noon. It is a great small-town style parade that features community groups and bands that travel down Kainalu Drive.
In the meantime, Rajah Productions will host a tent party bash at Kailua Beach Park starting at 10am, until the fireworks show! They'll have free live music by local bands, prize giveaways and more.
Thanks to the efforts of some community residents, the Kailua Fireworks Show will go on! The air stunt flying show starts at 6pm followed by the Fireworks Show at 8pm. The best place to watch the fireworks is along the beach from Lanikai to Kalaheo, Kalama Beach Park or at Kailua Beach Park. Parking will be available at Lanikai Elementary this year.
Turtle Bay Resort Celebration and Fireworks
The Fireworks show starts at "dark" but there will be booths and games for the kids starting at 3pm.
Schofield Barrack's 4th of July Celebration
The state's largest Army base will host an all-day festival including games, rides, crafts, and a concert by the classic rock band, Kansas. The fireworks show starts at 8:30pm.
Wet 'n Wild Independence Day Celebration
The Konishiki Kids Foundation will be hosting festivities at the water park and feature cool contests such as a watermelon and hot dog eating contest, dance contest and a photo contest. Festivities start at 9:30am. From 5pm - 8pm catch a concert with local musicians, Jeff and Robi, Vaihi and Fiji as well as Konishiki. Fireworks top off the night at 8pm.
Pearl Harbor 4th of July Spectacular & Block Party
The annual block party and fireworks show at Pearl Harbor will be held on Ward Field, and will feature a poker tournament, car show, carnival games, food, live entertainment and prize giveaways, starting at 2 p.m. The fireworks start at 9 p.m. Please note that this event is not open to the public, and only military personnel and their guests can attend.

A total of 254 single family home sales were recorded last month, up from 232 single family homes that sold last June. In contract, the median home price for last month was $569,000 down from last June, which was $625,000.
Condominium resales illustrate the same trend...more home sales in June than last year, but median sales prices for this year are down compared to one year ago.
This indicates that lower prices are perhaps starting to lure buyers back into the market.
If you've been thinking of purchasing a home, now is the time. With the inventory moving and prices low, that home you've had your on eye waiting for the "right time" may not be available when you finally decide to pursue it!

Great news! If you've been thinking about buying Oahu real estate, you've got another plus on your side. FHA loan limits have just increased. As of February 25, 2009 the new FHA loan limits for Honolulu County (which encompasses the entire island of Oahu) is $793,750. If you have a little bit of cash, you can take advantage of this program.
If you have been thinking about buying a home in Oahu and have 3.5% down payment, take a closer look at an FHA loan as a financing option. Contact your loan officer and get pre-approved to start searching for your next Oahu home.

If you've been on the fence thinking about buying Oahu real estate, but not sure if the time was right, I'm here to tell you...yes, now is the time. In fact, this is the best time to buy Oahu real estate!
As an Oahu home buyer, there are 4 significant reasons to buy now:
Great bargain home prices
Home prices are a fabulous deal today. Have you been dreaming of a buying a home in beautiful Kailua? Yes, you can. In fact, there are a handful of homes in Kailua that are under $500,000. Have you been wanting to buy that gorgeous newer home in Mililani, with upgraded windows and spacious floorplan? Yes, you can! There are a number of newly built homes in Mililani that are priced to sell! In every neighborhood here in Oahu, Hawaii, there are many good homes that are priced at outstanding values. In a few years, you'll wish that you had taken advantage of today's Oahu home prices.
Greater seller flexibility
Oahu home sellers are very flexible. They realize that they are competing against a number of other homes in order to sell. Some have started off at a higher overpriced range and are now flexible and ready to deal. This is where it counts to having a great Oahu realtor to represent your needs and negotiate skillfully on your behalf. I've represented Oahu home buyers who have had the seller pay between $5,000 to $23,000 towards the buyers closing costs. My philosophy is that it never hurts to ask and at a minimum it is at least a starting point for negotiations.
Interest rates are near an all-time low
I'm sure you've heard it all over the media - interest rates are at near a historic low. Once the economy stabilizes and things start turning around, the interest rates will slowly creep back up. The interest rate of your loan is a very big deal!! If you are pre-approved for a loan up to $750,000 and you don't take advantage of today's low interest rates and it starts to go back up, your buying power could easily be reduced down to $700,000 or $650,000 - and you'd still have the same monthly mortgage payment.
Uncle Sam want you to buy and will grant a tax credit of up to $8,000 for qualified first-time home buyers
I'm sure you've heard of the recently approved "American Recovery and Reinvestment Act of 2009″ that President Obama put forth and was recently approved by House and amended by the Senate.
In a nutshell - Uncle Sam will grant you up to $8,000 credit for buying a home between January and December of 2009. Visit the Federal Housing Tax Credit site to see if you qualify for this tax credit. Also, I highly recommend that you speak to a qualified CPA if you have any questions.
So there you have it! Four significant reasons why it is a good time to buy Oahu real estate. Contact a loan officer and get pre-approved for a mortgage loan then start searching for your new Oahu home today!

Oahu Real Estate Talk presents the market statistics for the week of 2/9/09 to 2/14/09. These statistics cover the neighborhoods as outlined below and are for single family homes only.

The Kailua market saw doubled in new listings this past week. The 18 new listings that hit the market last week range from a 3 bedroom, 1 bath home in the Koolaupoku neighborhood for $525,000 to a 3 bedroom sandy beachfront home on North Kalaheo Avenue for $4,900,000. This beachfront home is unique because it has a rare non-conforming use certificate which allows for short-term rentals. This income producing property is continuously booked with vacation travelers.
Kaneohe also saw an increase in the number of new listings that hit the market last week. There are now 120 homes available for sale and there were no recorded sales last week.
Mililani saw a decline in new listings last week and an increase in the number of homes sold. Seven Mililani homes changed owners. On average, the Mililani properties sold for 98% of their list price - 3 of which had sold at full list price. This is an indication of how Mililani continues to experience a relatively strong market interest and activity. The average price per square feet for the homes sold last week is $334.24.
With 4 new homes listed last week, Waipahu also saw a decline in new listings from the previous week. The average price per square foot for the 3 homes that sold last week is $256.67. These include a 3 bedroom home in Royal Kunia that sold for 100% of its list price, $499,000, a 4 bedroom home in Waipio Gentry that sold for $590,000 and a large 8 bedroom home in Lower Waipahu that sold for $555,000.
The Ewa Beach market had 13 new homes that hit the market. They range from a 2 bedroom, 2 bath home listed for $290,500 to a 5 bedroom home listed for $525,000. If you are looking for space at an economical price, you should definitely check out the 4 bedroom, 1988 sq. ft. home listed for $359,900. The home has been partially remodeled and is in need of a new owner to finish. If rolling up your sleeves to work on your home is not your cup of tea, then you may want to consider the 4 bedroom, 3 bath, 1524 sq. ft. home in Ocean Pointe that is listed for $445,000.
All 3 newly listed homes in Kapolei are located in the Kapolei Knolls neighborhood. The homes include a 3 bedroom, 2 bath, 1800 sq. ft. home listed for $595,000, a 5 bedroom, 3 bath, 2327 sq. ft. home for $660,000 and a 5 bedroom, 3 bath, 2235 sq. ft. home for $725,000. The average price per square foot of the 2 homes that sold is $294.12.
With the addition of the 5 newly listed homes in Makakilo, there are now 74 homes currently for sale. If you were looking for a large home in Makakilo for a good price, you missed out on the 4 bedroom, 2.5 bath, 3391 sq. ft. home on Kokole Street that sold for $540,000 and 2% of the sales price credited to the Buyer to cover the Buyer's closing costs.
