Matt's Favorite Outer Banks Restaurant's

With the summer season getting ready to kick off in a few short weeks I wanted to share a few of my favorite places to go out to eat on the Outer Banks. Many of the restaurants on the Outer Banks are owned and operated by locals that only use fresh local seafood and vegetables. I think that is why so many people love to eat out when the come to beach. Since I made the Outer Banks my permanent home over 6 years ago I have been to just about every restaurant on the beach, some more than others. I wanted to share a few of my favorite places to eat in hopes you may also enjoy them when you make your visit to the Outer Banks. By the way these are not paid advertisement's, just years of personal taste testing!

This has to be one of my favorite places to eat on the Outer Banks!! The KDG as I call it serves lunch and dinner daily except for Monday. The food is fresh, flavorful, and always delicious. The prices are very reasonable $6-$10 for lunch and $10-$30 for dinner. The blue plate specials change everyday and they have the best service in town. Local hint- if you go for lunch get there before 12:00 to make sure get the days specials before they run out and ask for the apple crisp for dessert, it is awesome!! The KDG serves fresh seafood, salads, pastas, and home cooked meals. This is a true local hangout year round!!!

They only do breakfast so you know they do it right!! Stack ‘em High is a true Outer Banks original serving hungry visitors for over 20 yrs. I am kind of fond of this place since my wife works at the KDH location a few days a week. Stack ‘em High a cook to order menu that gives you so many choices sometimes it's hard to decide what to have. From Omelets, French Toast, Belgium Waffles, and of course the world famous pancakes you will never leave hungry when you walk out the door. They are open seasonally from May to November 7 days a week from 6am to 1pm.

Mexi's as the locals call it opened up a few years back to rave reviews. This place serves great Mexican food. Mexi's has a great menu featuring all the normal Mexican fare but the freshness and taste of the food is what set's this place apart from anywhere else. The atmosphere is Outer Banks casual all the way, in case you don't know what Outer Banks casual is it's what ever you have on will do. My personal favorite is the chicken fajitas washed down with a classic margarita. Mexi's has undergone an extensive renovation this year so they will be opening up in late May 7 days a weeks and will be closed for the off season. If you are in the mood for Mexican I would put Mexi's at the top of the list.

The Bottoming Out Of The Outer Banks Real Estate Market

The bottoming of the Outer Banks real estate market has begun.

For the first time since August 2005 the Outer Banks real estate market has shown significant and sustained signs of life. How can that be since all you hear from the media is the real estate market is still a year away from the bottom? The most important thing to realize is the media reports are generalized and not for a specific region, state, city, or town. You may be trying to determine when is the right time to buy on the Outer Banks based on how well your local real estate market is doing. No one can compare the Outer Banks real estate market to the Richmond, VA, Pittsburgh, PA, Cincinnati, OH real estate markets or anywhere else.

Historically the Outer Banks market is a leading indicator of the national real estate market due to the fact we are a resort market. The Outer Banks market felt the downturn 1 to 2 years before the rest of the country when consumers tightened their wallets and stopped buying 2nd homes or investment property. Now the Outer Banks market is moving again and many feel the national economy is not far behind. While this bottoming out will take some time to work out we are already 4 months into the process.

Since January of this year I started to see signs that the Outer Banks real estate market was starting to bottom out. First the buyers showed up in full force and many offers were being submitted but not being accepted. A lot of this was due to the fact buyers were making offers 40 to 50% below list price and sellers in their minds had already lowered their prices enough, so the deals fell apart. Then as mortgage rates hit an all time low many buyers understood that if they make reasonable offers sellers would sell. Today the difference between the average sold price and list price is 6% to 8%. Since 2005 prices have dropped to 2003 levels and many buyers realized the incredible deals that are available and the market climate is starting to shift. There are many great deals still available!

Over the last few months my clients have been able to come down to look at real estate, find several homes that really fit their needs and make offers that have been accepted. Not to mention lenders are ready to lend money and the closing process is averaging less than 45days. I always have clients that say I should have bought......years ago. If you are in the market for an Outer Banks beach house now is one of those times people will be talking about years from now when they say " I should have got one of those great deals in 2009".

As a Realtor I try to give my clients, possible buyers and sellers a realistic picture of the current real estate market. To come to these conclusions about the Outer Banks real estate market I have studied the market statistics going back to 2003. Take a look at the statistical data that shows where the Outer Banks market was and how the Outer Banks market has started to rebound.

Chart represents the # of houses sold & under contract from 2005 to March 2009 on the Outer Banks
In April 2009 150 houses were put U/C and 83 sold. This continues the upward trend for the market
Notice the market peak in August of 2005 and the bottom in January 2009

Mid-County Currituck Bridge Update

This week North Carolina state officials finally signed an agreement with the with private contractors hired to construct the Mid-County Currituck Bridge. I was a major step in the right direction to get the project underway. Scheduled construction for the bridge is for fall 2010 and completion by 2013. Many local residents and millions of tourists will be thrilled when the bridge is finally complete. It is estimated that those traveling to the northern Outer Banks towns of Duck, Corolla and the 4-wheel drive area will save as much as one to two hours off their trip. The current toll amount($10-15) for crossing the bridge has not been set but I can't imagine anyone complaining when you get to your vacation house one to two hours earlier after spending hours in the car. As for those traveling south to Kitty Hawk, Kill Devil Hills, Nags Head and Hatteras the traffic congestion should be drastically reduced. When the bridge is completed it will be the longest bridge, 7 miles, in the state of North Carolina.

When I first started to sell real estate on the Outer Banks most of my clients that ended up buying here were been long time visitors. However as I was able to get my website www.HometownOBX.com up an running, I was getting more and more people inquiring about real estate that have never been to the Outer Banks. So a few years ago instead of trying to describe what it's like on the Outer Banks,I created what I think is a great little 2 minute video that captures a small slice to life on the Outer Banks. I just re-edited it a few days ago and thought I would put it out there again for all of those who have never been to the Outer Banks and are thinking about buying a 2nd home, vacation rental house or just retiring.
