Whether it be life, love or business....I have found that everything happens in cycles.
For anyone to excel at the later the first place to start is to take the time to:
* Do Your Research
* Educate Yourself
* Take a Hard Look at Your Own Personal Track Record
* Admit What Doesn't Work
* Then Move Forward with a Plan in Hand.
When I first got started in the Broker Price Opinion business in September 2006, I noticed that I was doing the majority of BPO orders on properties that were:
1. For HELOC or Refi's
2. Removal of Private Mortgage Insurance
I didn't come across a lot of BPO orders on properties that were facing, pre-foreclosure, foreclosure, short-sale or any other distressed situation.
This changed drastically and as of mid to late 2007, distressed properties were the main reason for BPO orders that I completed. Plus, my volume jumped up to over double the amount that I had to do when the real estate market and economy was healthier.
I won't hesitate to say with strong assurance that a new cycle is bound to happen again very soon!

Something happened today that was in the 'works' for the last few years. Now that I have completed my very momentious task, I'm a little stumped at why it took so long!
For the last few years, I have been taking incremental steps to try to build my reputation, to stay educated about the industry and the people in it as well as to try to help bring standarization in education within the BPO industry.
Here's a list of the steps I took:
My first step was to create an instructional 'how-to' manual that I released in January 2007, it's entitled, "All You Ever Wanted to Know About Broker Price Opinions." This manual has helped thousands of other real estate professionals all over the United States.
The second step I took was to become a certified real estate instructor through the Real Estate Department of Licensing on February 27, 2009.
My next BIG move was creating a school that also became accredited and certified through the state.......
And TODAY....I sent in a HUGE packet to the Real Estate Commission with the Department of Licensing for my very first continuing education course titled, "BPO Basics 101."
When this course gets approved..hopefully sometime in the next 45 days, I feel that it will be an industry changing event. To date there are NO accredited, clock hour approved classes on BPO's in any of the 50 states. What a wonderful accomplishment this will be for me and for our industry as a whole!
