The previous week did not bring the changes I was hoping for. After the January 27 week of a 100 sales, I thought things might be starting to pick up. But then last week came in at only 56 sales. And to make matters worse, 12 of those 56 sales were Beach Club Condos on Pensacola Beach. While it is nice to see some sales at the beach, 12 units in the same condo selling all at once does not really factor in to how the local real estate market is performing. The sales of these Pensacola Beach condos is what brought up the average sold price in the table. It is likely that most of these condo sales were made to investors.

Pensacola is in a strong buyer's market, but the buyers do not seem ready to come out and take advantage of the great deals available. I've been reading a lot in the press lately about why now is the time to buy. Maybe prospective Pensacola home buyers are not reading the papers and internet news.

Pensacola UWF Student To Share Her Love With Children in Need

I'll deviate a little from my typical Pensacola real estate posts and share some news about a local student who will be making a big difference in the lives of children on the other side of the world.

I typically go to church on Saturday nights at Cokesbury United Methodist church on 9th avenue across from Pensacola Junior College. I like going Saturday nights because there is an awesome band that plays at the church. I say "plays", but I should say "rocks". This band really does rock out the praise and worship music. If you are in to that sort of thing, I highly recommend checking them out at 6:00 PM on Saturday nights. But on to the story.

One Saturday night a couple of weeks ago, a girl gave a short speech at the church. She talked about graduating from UWF and then going to Kenya to help children who were orphans of the HIV/AIDS epidemic in Africa. It is estimated that there are over a million AIDS orphaned children in Kenya. And HIV/AIDS is just one of many problems they are facing over there. Lonely_African_Child

I was overcome with emotion listening to her speak of the conditions in Kenya and the work she would be doing with the children. I found it hard to imagine graduating from college, with the option of staying home, close to friends and family, and living a comfortable Pensacola lifestyle, but instead deciding to go to a poor unstable country and risk everything to help out children in need. This student has become someone in Pensacola who I truly admire and respect.

I am running a little late this week on getting the previous to the previous week's data up. But many agents don't put the sold listings in the MLS until several days (or even weeks) after a listing has sold, so waiting a little longer actually makes the data more accurate.

The data in the table show Pensacola real estate sales very slow to start off the year, but we saw a nice spike last week, up to 100 sales in the week. While this is a good sign, I did also note that 13 of the 100 homes sold were foreclosures. Total active listings have fallen a little, probably because of the increase in sold homes and expired listings. We are in a strong buyer's market, but the buyers do not seem ready to come out and take advantage of the great deals available. Not yet anyway.

The table shows the Pensacola Florida real estate market data for the month of January. Sales of homes are very low, and inventory levels have not dropped much. When looking at my weekly reports, inventory levels have actually been increasing since the beginning of 2008. On January 31 we had 6348 active listings on the market, but as of the writing of this report, February 5, there are 6395 listings active. This trend back up is a sign that our market has not begun to correct, and may be heading even lower. We are in a strong buyer's market, but the buyers do not seem ready to come out and take advantage of the great deals available.
