If you think real estate can't be sexy, think again. I would like take this opportunity to congratulate Woody Wolden, owner of Top 10 Properties, on ranking in 2nd place as Pensacola's sexiest man. You can read about it at the Pensacola News Journal . I hope they keep this the link alive, but it not, sorry. Blame the PNJ.
Now I'm not one to determine if Woody is really that sexy, but apparently many of his female agents think he is. I only know Woody through meeting him at local real estate investors meetings. From what I've learned of him, Woody is a man of excellent character who is always looking to help the other guy, serve his community and further the success of those who work with him.
Woody and his buddy Jim Greeley (who is not quite as sexy as Woody) formed a Pensacola real estate investors club several years ago. Since its formation, Jim and Woody have worked to help new and experienced investors in Pensacola by providing superb educational and networking opportunities. Pensacola isn't the only place where sex and real estate are making the news. A real estate agent in Orlando recently created a video full of scantily clad female models, and asked "can sex sell real estate?". Apparently his broker was not too pleased, and he was given the option to remove the video, or go work somewhere else. This article provides an overview of the Pensacola real estate market report on the Mayfair subdivision.
Mayfair is called by several different names depending on where you look, including Mayfair, Oakcrest, and Carriage Hills. This report includes the area delineated on the map, since it is not clearly defined as to where one area starts and another ends.
Mayfair is located west Pensacola. It is accessible from the major highways Fairfield Drive and Mobile Highway. It is convenient to the Pensacola Naval Air Station, Saufley Field Naval Base, and downtown Pensacola. Most other popular Pensacola locations can be reached in a relatively short amount of time from Mayfair.
Mayfair is full of very affordable homes. Many homes are the older cinder block style homes built in the 1950s and 1960s. Mayfair has beautifully remodeled homes, homes in poor condition just waiting for a handyman homeowner or investor to come in and add some value, and homes that would be great for the first time home buyer, just as they are.

Weekly Update For Residential Listings
In Escambia and Santa Rosa Counties

The table shows that the number of homes on the market in Pensacola Florida is starting to increase a little, reversing what was a downward trend toward the end of 2007. I checked again today and the number is even higher, currently at 6385 listings active. The homes sold the past week also remains very low, but is up a little from the previous week.
Notice that I have added a new column for Expired and Withdrawn listings. You can see that the end of 2007 and beginning of the new year are times when many sellers will allow their listing agreements with real estate agents to expire or the sellers take their homes off the market. Most of these are overpriced homes, so it is good for the market overall when they are taken off the market.

The data show a typical start to a new year in Pensacola. Many new listings came on the market, because sellers often wait to list their homes until after the holiday season.
The "Homes Sold" figure is the bad news for the Pensacola market. When I looked early in the week, the number of homes sold was very low, but I expected that it would rise considerably as more agents added their sold listings to the MLS.
