Coral Creek is a beautiful well kept subdivision located in the southwest part of Pensacola. Coral Creek homes are very affordable and the location is perfect for anyone who works on the Pensacola Naval Air Station. Coral Creek is also very convenient to the Perdido Key beaches.

I have done my monthly real estate market report for Pensacola Beach and Perdido Key. Not too much changed in the way of sales of properties on the beaches. They are still very slow. That is to be expected in December, and let's hope for better in 2008.
One notable change was the drop in active listings on the beaches from the previous month. My data from the past 2 months show that total active listings on the Pensacola beaches have dropped from 794 to 662. This is a 20% drop in active residential listings on the beaches from the previous month.

Inverness is located in Southeast Pensacola in the Cordova Park area.
Inverness is convenient to most areas in east Pensacola., including the Bayou Texar boat ramp, downtown Pensacola, and mall shopping. There are many great places to eat within 15 minutes of Inverness. To the south you will find East Pensacola Heights , which has several great locally owned restaurants. Heading north to the Cordova Mall area you can also find plenty of great places to eat and shop.

At last Christmas is over and we start a new year. What it will bring is anybody's guess. But I can tell you what happened in the Pensacola real estate market in December.
The inventory of homes for sale in Pensacola has dropped by over 300 homes since the end of November, but the Pensacola real estate market is still a buyer's market. The most noteable statistic in this month's data is the large number of withdrawn and expired listings. The Pensacola MLS data shows that 282 listings expired or were withdrawn on December 31. Apparently many listing contracts were expiring at year end.

I attended Pensacola Junior College and the University of West Florida, where I obtained a BA in Accounting and Information Systems. After graduation I spent many years building and supporting computer networks and the users who rely on them to get their jobs done. This background has given me extensive experience in both technology, and customer service. And that is how I approach my real estate business, by providing old fashioned customer service combined with integration of current technology.
Outside of my real estate career, my interests are centered around my family. I am a devoted husband and father, and I believe we make our world a better place by raising our children with strong moral values, and by getting involved and serving the local community.
I am an avid animal lover of all kinds of animals. When I see a note in the Pensacola MLS that a home has a friendly pet, I often want to see the home just to meet the pet.
One of my favorite places in Pensacola is Bayview Park in East Hill. This park has something for everyone, from walking paths to tennis courts to dog parks to children's play areas, not to mention a spectacular view of the bayou.
I also have a passion for surfing. There seems to be a common misconception that there is no surf in Pensacola. However, nothing could be further from the truth. That's me in the picture on a really good Pensacola wave.
