Closeout Oceanfront Condo Deals

The last remaining luxury oceanfront condos in Daytona Beach Shores are going fast. The luxurious Bella Vista and Palma Bella are tremendous deals, actually selling for less than pre-construction pricing. Interested parties are encouraged to contact me for the scoop.

What's selling in the middle market?

The appetite for new luxury condos at The World's Most Famous Beach is still there. Who wouldn't want a deal on oceanfront new condominiums at reduced prices?

I have talked to dozens of high end buyers recently because they know value when they see it. Motivated sellers have driven prices down as well as the availability of a (very) few beachside REO's and short sales. All things being equal, our buyers find that they can more easily (and more surely) close with a developer than a bank (short sale)

Since prices have been "adjusted" to this market smart money is leaving the stock market and falling in love with real estate again. And since no new condos are on the drawing board, the availability of new condos is VERY limited.

I was curious to know how luxury condos are selling in other markets around the country.

New Construction in Daytona Beach Shores - Updates on Bella Vista, Palma Bella

Sales are still surprisingly strong for brand new construction in 2009 and here’s why:

There are no more luxury condos being built on the World’s Most Famous Beach right now. I have been able to negotiate exceptional developer closeout pricing on the remaining units in the Palma Bella (12) and Bella Vista (11) with remaining units selling for less than pre-construction prices. In fact, several recent appraisals have been coming in higher than the actual selling prices, affording buyers instant equity!

Both luxury condo buildings are of exceptional quality, and customers are extremely pleased with the onsite amenities. Both condos have been turned over to the owners (developer is not in control of the association) and both are expertly managed by very competent CAM managers.

What’s left as of mid Feb. 2009 are just a few direct oceanfront condos, and a few on the side of the building offering river (intracoastal) views. Hurry, those who wait will miss out on the closeout deals and have to pay more from owners.
