When staging, do not be afraid to float upholstered furniture. By floating the furniture, and getting the items away from the wall, the room will appear larger and give more traffic flow. Run cords to lamps under rugs to get light into the center of the room. Never have a cord sail through the air. People will find a way to trip, even if the cord is out of the way.
OK... We alll know the market has tanked... Buyers still have the same desire to buy a great home. If you are not staging or using redesign services, your listing will rot on the market. Buyers are in control today. They want a move-in ready home. If your listing needs any type of paint, they will look at the next property on their list. YOUR PROPERTY NEEDS TO LOOK FABULOUS.. NOT JUST FINE!
Consider the internet as the "new drive-by". Buyers will look at an average of 12 properties before contacting an agent. The images you put on the internet is what you are marketing to the public. If these images look horrible, then you are doing your client and yourself a disservice. The cost of staging/redesign services are much lower then your first price reduction. Are you going to reduce the price of your listing $1,500? No... You will reduce it by $10,15,20,000 dollars.
Roughly 90% of the population can not visualize anything. When a buyer views a vacant property, in their mind they are splitting their mental energy between looking at the structure and filling it with furniture. If there are structural flaws with the property, they are mitigated with staging. Staging gives the eye something to look at rather than the flaws. When the property is properly staged, the home will have atmosphere and the buyers will be able to see what the possibilities are. If you put a cuuple of furniture pieces in a room without anything else, it looks odd to the buyer, and that is all that they will focus on. Buyers need to see actual scale for furniture items. Stagers have many visual tricks that we use to make a small room feel larger, warmer, brighter.. bascially atmosphere.
Redesign services are a great option for budget-minded clients and agents. Remember, the photos you take and put on the web is a reflection of you and what you believe in. If potential clients see your photos on-line and they are poor, why should they hire to you market their home? They are going to hire the agent that has great photos of their home on the web.
You have been hired to sell a home because you have the expertiese and knowledge. Many of the homes on the market today woulld have an equal time selling if the owners did it themself, and saved the commission. If you are not using all of the marketing tools/services that are available, then you are cheating all of the parties involved.
All of the successful agents we work with use the services of stagers/redesigners. They spend the money to make the money. What you put into a listing you get out of a listing.
The outside of a property is just as important as the inside. If the "drive by" curb appeal is horrible, buyers will drive by. This seems like a no-brainer, but apapretly not everyone gets it, based on the photos below.

Finally.. Things are starting to improve little by little. The phone is ringing again, appointments are up and the all important setting of a property is up. We currently have about 48 properties going and are getting many new agents. I think that the "staging mantra" is finally starting to work. I still see many scary properties on the market, and I almost become jaded. I do not understand how agents do not guide their clients to staging/or a redesign consultation. For the most part, the home is the largest asset you have, and as we all know, you only get one time to make the best impression. So my question is simple: Can you afford not to stage?
