Couple of weekends ago me and my clients were looking for a new home in Coquitlam. I took them to the Foothills at Burke Mountain in Coquitlam. It' s a new development area that offers the choice of housing from townhome, to condominiums, to homes on small lots to large single family estate like properties.
Choice of builders and properties:
Birchwood Estates by Wallmark Homes
Burke Mountain Heights by Foxridge Homes
The Palisades at The Foothills by Thomas Homes

Now Selling Coming Soon Sold Out
A mix of townhomes and single family homes with both larger and smaller lots will give new owners here a good choice of housing price ranges. Many of the existing large lot homes will be retained although some will choose to redevelop. There will eventually be five new elementary schools and two new middle schools with a community centre.
The new homes will be near existing Leigh Elementary School. A new High School with playing fields and community park space is part of the plan. A lively and welcoming collection of shops is planned to be located centrally at Coast Meridian and David Ave. The planned Village Centre will be a coming together place that brings shops and services into the heart of this new community. Perhaps a relaxing café, a green grocery and who knows maybe even a local bakery. The planning for this is now underway and the Village Centre promises to be a very special environment.
The entrance to Burke Mountain will be by the new David Ave bridge and direct connection to David Ave in Coquitlam & Port Moody.

A new community of 41 Wistler Inspired Single Family Homes and Luxury Townhomes by Symphony Homes are coming to Maple Ridge soon! I just saw this sign past weekend driving around the Albion area in Maple Ridge, BC. The development is located on 248th St, next to Highland Vistas community. Nestled on a gentle hillside Albion Slopes offer stunning westward views and golden sunsets. While set in a quiet location these homes are still walking distance to schools, transit and parks, and only minutes drive to Lougheed Hwy and West Coast Express.
All homes are constructed using Built Green technology reducing gas emmissions and preventing heat loss.
Check my Maple Ridge and Pitt Meadows Real Estate website or this blog for dates, plans and price list.

Canada Revenue Agency (CRA) is warning tax payers about the fraudulent letter that's going around the country. The letter comes by mail and looks like it is from CRA but it's not. It's a scam! The letter says that CRA has insufficient personal information and won't be able to process your 2009 tax return. There is also a form attached to a letter that asks for a personal information like passport and bank account #s. This letter is not from the CRA and Canadians should not provide their personal information to the sender. A PDF version of the letter is available on the CRA Web site at www.cra.gc.ca/alert.
This morning I have attended a seminar on Identity Theft and apparently currently there are 5 scam letters being circulated in Canada. 2 of them are from CRA and 3 from Telus. Do not give out your personal information without checking the validity of the request.
The other weekend we made a trip to Mission, more particularly Hatzik. As we were driving by I have noticed this mailbox. For non-Canadians, this is a regular Canada Post mail box where your mail is delivered. Yes, we have that in Canada. What grabbed my attention though was the plastic bucket with newspapers in it and "Abbotsford News" label on it. Coming from a 4 million population city this is something new to me. I guess that's how newspapers are being delivered in rural areas. Am I wrong?:)
Personal line of credit rates are going up in April as high as Prime + 8% in major banks. Prime is currently at 2.5% and you can get a line of credit at Prime+5%. Personal line of credit is an unsecured line of credit and usually doesn't cost you anything to apply. You payments include principal + interest.
Another option is a secured line of credit, often called Homeline, that is secured by some sort of security, usually your property. The rate is currently at prime + 1%. There is a lawyer fee of approximately $300 involved in the application process as the loan has to be registered against your property. I'm not sure if rates are going up for it as well.
So, if you were thinking about getting one do so before April 15th.
