The average days on the market is 127, it was 134 in Nov 2006
On November 2007, there were 117 for sale in Madison. Selling 5 per month it may take a little time to get this inventory down. I'll keep you informed when the December numbers are in.
Hello and happy holidays. I don't know about you but I can't remember being so glad to see a year end. I have high hopes for 2008 and I anticipate an improved mood swing this year. That being said, we are not out of the woods yet. Foreclosures have hit Culpeper county harder than Orange and Madison. There are homes selling for much less now than 18-24 months ago. Here are the number:
There were 127 new listings in Culpeper in November 07
There were 40 homes that went under contract in November 07
There were 38 homes that sold in November 07, 38 also in Nov 06
The average days on the market is 176, as opposed to just 114 in Nov 06.
There are 796 homes for sale as of November 30, 2007. That is an extremely high number. Selling 38 a month isn't going to reduce that number very quickly. I'm curious to see December's numbers, I should have them soon and will get them out to you.
Happy 2008, Let's hope it's a good one. I feel in general that we may be seeing some light at end of a long stretch. Holidays keep me from posting November 07 numbers, I'll have December's numbers very soon.

As of November 30 2007, there are 537 houses for sale in Orange County, if 27 sell each month it's plain to see that we have an extremely large inventory of homes. I'll keep you updated.

In my free time (what free time) you will usually find me on a golf course trying to lower my handicap (which is an honest 12).
I live in Orange, Virginia, population of 4200 give or take. I work in Madison, Orange, Culpeper Greene areas primarily with residential customers. I know the local market. It's a wonderful place to live and work. I grew up in the area, graduating from Orange County High School in 1985. After 4 years in the Navy and 4 more years at Mary Washington College (University now). My wife and I settled down in Stafford County. Once we had kids we decided to move back home to Orange. It is a great place to raise a family. We are an easy day trip to many wonderful attractions, beach, mountains, Washington DC. This is truly four season living. Orange is the home of Montpelier, the home of James Madison. Charlottesville is 35 miles to the west, Richmond is an hour away and Fredericksburg is 45 mintutes away. Skiing is less than an hour away and it takes 3 hours to Virginia Beach. Southern hospitality is everywhere so y'all come see us.

Some of the prettiest scenery, beautiful women, likable folks in the entire country. The fried chicken capital of the world is Gordonsville, Virginia.
Did I mention the wineries? Some of the finest wines in the country are made in Virginia and this region hosts several of the best. Barboursville Winery, Horton Vineyards and Burnley Vineyard are in Orange.
