There were 12 single family homes sold in Ormond By the Sea, Florida in October, 2009 through the Daytona Beach Area Association of Realtor Multiple Listing Service (MLS). Surprisingly, none of the sales were 2 bedroom 1 bath. All had either 2 baths or 3 bedrooms. The lowest sale price was $125,000 on Seaside Drive and the highest was $420,000 on Coquina Key Drive. Five of the sales were under $150,000. One sale for $270,000 was on the east side of A1A. Nine of the 12 sales had at least 3 bedrooms.

Beginning November 1, 2009 new watering restrictions took effect. Watering is only allowed before 10 AM or after 4 PM and when dayligh savings time ends watering is only allowed 1 day per week. Even number addresses may water only on Sunday and odd number addresses may water only on Saturday. The Ormond Beach Scenic Loop & Trail has been designated a National Scenic Byway by the U.S. Department of Transportation. The Loop runs along John Anderson Highway, Walter Boardman, Beach St, Granada and A1A and offers views of marshes, the ocean, the river, and thick trees and other natural vegitation. There are 19 asking under $130,000 and 28 asking over $400,000 with 7 of those asking a million or more. There are 21 that are in various states of lender ownership including short sales. Of the 16 homes that sold in September 2009, 8 were short sales or bank owned. A short sale is where the sale price is lower than the amount a seller owes on the current mortgage. The highest sale price in September was $210,000 and 7 of the September 2009 sales were $120,000 or lower.

Al sold us a condo in Ormond Beach in the mid 1990's, property (lot) in Palm Coast in the mid 1990's and a condo in Ormond Beach in 2007. Since we live in CT, we told Al what we were looking for. We wanted something close to the beach since it would be our vacation home. Al would email us pictures and specs of different condos. We live in CT and would schedule a date with Al to look at condos. It didn't matter how many we wanted to look at, Al never hesitated and did not push anything on us. He was always very professional as well as knowlegable and could answer our questions. If he couldnt answer our questions he would get us the answer. His staff is very courteous as well as knowlegable. Al's office also is in charge of renting our unit when we are not using it. Again, this is handled on a professional basis and we have not had any problems with renters. I would recommend Al and his staff for any real estate sales and/or rentals.
