Shouts out to buyers in Willard, MO. - another home is going under contract!
I got the nicest call yesterday from a couple looking to purchase their first home (we love first time buyers!) If I could clone the perfect clients, these kids would be it.
First they had driven the area with a family friend and taken notes on homes that were for sale.
Second they researched on the Internet in general and my website in particular, and had a pretty good idea of what they were looking for. (www.ozarkcastle.com)
Third they touched base with the lender of their choice and got a pre-approval (not to be confused with a pre-qual, but that's topic for another post)
Forth, they called me to schedule to see their favorites. (This part was important and could have been the first step -IMHO!) I pulled details on the 6 they liked, (four had gone UC this week) and I pulled up a couple more that were just hitting the MLS (and made a few calls to get addys of soon to be listed)
To make a long story short- their offer is on its way to the seller and we expect it to be accepted.
To the other residents of this great neighborhood- get ready to meet a new neighbor! I am sure you all are going to enjoy this young family as much as I have.
Today was almost as much fun as getting a day to quilt (seriously more fun!) be good cw

As they say: For the rest of the story............ click here!
And you thought all I did was quilt in my spare time......(this my favorite oldest grandson trying on the mascot costume for our VBS) the dog also has debut at several birthday parties.. be good cheryl(it's harder to get 50 words than you think)willis
Oh wait, it gets better....... I am pre-approved and my lender said to just bring in a contract and we can close in two weeks.
Are you rolling on the floor yet?
Are you looking around for the hidden cameras- this has to be an episode of "How to make a Realtor's head Explore" 101 Free Class for credit scores under 550.
In all seriousness-- NO I will not loan you a form so you can Do It Yourself.
Buying and/or Selling a Home is NOT a Do-It-Yourself project. If you are interested in how this story concludes give me a call- There actually is a happy ending... part II
To make a short story long- I had a client reschedule this morings appointment and decided to sneak in a hair cut with my "Found Time". I googled Perfect Images looking for a phone number and got everything to pull up but what I wanted. I know the perfect solution- I will post my story and with the power of google and my AR branding, I will now have their number in the first slot.
Knowing me I will memorize the number and not have to look it up again- just kidding Good News is that it will be "out there" for the next person looking for a quick trim.
*Couldn't decided to use a picture of my new "DO" or their new building- BUILDING WINS

Last night was the Grand Opening of a new Studio in Monett, MO.
Jeannine Blankinship Photography and Gallery on 3rd street is now open to the public.
I was unable to attend last nights event but enjoyed my private tour earlier today.
This is a must "see" to add to your 'TO-DO' list when visiting the area.
The work is amazing, I already have several favorites!
Featured Artists include Bob Logan, John Bremer, Jeremy Walker and works of Jeannine Blankinship.

This piece deserves to be on display for a large audience-it is just fantastic- cw
