The next line always reads....AND I NEED SOME MONEY!
From childhood I have been blessed with the DO FIRST, THINK ABOUT IT LATTER gene. (It runs on my mothers side of the family- just kidding)
I also have a touch of the dollar short, can you hold it till payday and my ships about to come in chromosomes. (I take full responsibility for letting those three out and about)
Now I know you are wondering where this post is going---
1: A rant on financial responsibilities- perhaps---
2: A says one thing, means the mother--not going there!
3: A brag about actually buying a house- (WINNER)
Some of the gals are getting together at the church building to have a yard sale. We don't do it every year but had success last year and most everyone said one more time can't hurt us.
I think it would make sense to bring all our stuff and just trade (I love to barter). Every time I have participated in hosting a Yard Sale with friends, I end up bringing home more than I get rid of. (I get rid of a lot- even to the point of having empty areas in my clutter). I don't carry cash so I always have to keep a running tally and settle up at the end of the day. Mary said that I only have to pay triple the sticker price as a pre-buy penalty.
Sarah and I decided to take most of the items left from our Flea Market booth and see how much we could keep from coming back into the house. The mistake I made was looking to see what other gals had dropped off earlier in the day. If you think I'm bragging- I AM! I have such a weak spot for toys for the grands. Especially when they can play at my house and then take them home!!
Nick is setting up the DORA play house for our grand-daughter Karlee. (Looks like he is having a bit too much fun with the accessories!

It you are running around MONETT this weekend, stop by the church of Christ at 9th and Sycamore- big large huge giant/nor-mas multifamily yard sale. There is sure to something to entice you to reach for the wallet or at least hollar: I need some $$ over here!
I get asked by customers all the time for names of good Lenders to work with. I have a stack of business cards on my desk from good people in the industry that I have had successful working relationships with. I try to keep names and numbers available so I can offer several (we don't want to play favorites!) I am proud to say that I am ready to add Terri Snow of Guaranty Bank in Ozark, MO to my list.
Terri has a work ethic that I can easily work with. If one is looking for a home in Ozark or surrounding areas and has not secured a loan officer, I would like them to give her a call and see what products she can offer.
Plz feel free to drop my name when you GIVE TERRI a CALL. Make an appointment to discuss your buying needs and then give me a call to assist in finding the 'dream property'. I look forward to working with you soon. be good cheryl
PS- I invited Terri to join me in the Active Rain peer group. If anyone else needs to get signed up to be a part of over 140,000 industry peers feel free to sign in too.

For some reason I just love this shot! I have heard it said that a picture is worth a thousand words. A photo and 50 words are worth 200 points. I assisted an investor in his purchase of the lot for this beauty. I also handled the listing and worked with the buyer when it sold a couple of months later.
I have been asked to help find an investor to move another small house in Mt Vernon, MO. If you are curious as to what is involved give me a call. - cw 417-366-0057
I normally get asked about the possibility of a raffle a couple of times a year. The thought is if tickets can be sold to enough people to cover the cost of the property (or a little more) then a random drawing could determine the winner. Wouldn't that be neat to "Win" a house for only $$!!
Sorry but NO! According to the Missouri Attorney General's Office the raffle would be an illegal game of chance under Missouri's gambling law.
You can tell if a raffle is illegal by these three things:
1: Purchase is required to enter ($ price of ticket)
2: Winner is determined by chance (random drawing)
3: Winner wins something of value (house/property)
The exception is if the raffle is by a charitable or religious organization (designated by the federal government)
*Don't think you can get around the gambling law- if a law enforcement agency challenges your raffle you will need to be prepared to defend yourself in court.
The best way to sell a property in today's market is to work with a REALTOR you can trust to help you price right and follow through to closing. If you are wanting to sell a place in Barry, Lawrence or Dade Counties in Missouri, I would like to be your agent.- give me a call- 417-366-0057 be good cheryl
