Why shouldn't I just call the Listing Agent to show me the house??
This is a question that was proposed to me from a 'savvy' buyer who is looking for a home to purchase in the next 60 days!
With all the greatness of the internet, there is nothing greater than the POWER of having an agent that WORKS for YOU!!
In Louisiana- we are a Buyer Agency state. So any agent you speak with that IS NOT the listing agent works directly for you- even though their commission is paid by the Seller.
Compare that to if you are working with the Listing Agent - BAM they are now a DUAL AGENT. So they can't tell you if they think the house is over-priced along with other information you could be told by a Buyers Agent.
Here are a few advantages of having a Buyer Agent represent you:
1. Your Buyer's Agent can not only show you comps on the home, they can tell you in their opinion what the property is worth. This is very important in our real estate market.
2. The Buyer's Agent can prepare your offer based on what's best for YOU while still making it appear interesting to the Seller.
3. Your Buyer's Agent can sugar coat a letter to the listing agent with your permission- pull the emotional heart strings about how you want to raise your family with a backyard like theirs...reminds you of the home you were raised in, etc.
4. Your Buyers Agent can bluff the listing agent (notice I did not say lie to) Talk about the other properties your also interested in, how strong of a buyer you are, need to buy something quickly, etc.
These are just a few reasons you would want a Buyers Agent working for you. It could be the difference between you getting from paper to closing with someone who is looking out for you and your best interest!

I attended the RainCamp New Orleans at the end of 2010! There was a definite buzz in the AIR. The information was FANTASTIC and just a little overwhelming for me. I did implement many things that I learned at the camp, however, I put the QR code marketing on the back burner.
Well, thanks to the promo from Kodak, I pushed myself to implement some of my QR Code ideas!
Some of my marketing ideas include:
New Business Cards with the QR Code on the back as well as a mention of a great FREE app from Qrafter!
Property Flyers outside the home with my QR code front and center! Which I print on a high quality HP Printer!
Postcards (yes I still send them out!) with my QR code for those techy Buyers and Sellers to get information!
and a few more ideas that I'll share later!

Louisiana Politicians are Protecting Homeowners! It's True! Amazing as it might sound.....
I am PROUD to announce that the Louisiana State Senate gave final approval for House Bill 135 - 'Transfer Tax Constitutional Amendment' late Monday afternoon with a 34-0 VOTE!

Now the constitutional amendment will head to the people on November 19, 2011 for a statewide VOTE!
So a BIG THANK YOU to our Congressmen and Senators for there support of this very important amendment.
I believe this will have an impact on home ownership in the State of Louisiana and I am glad to have played a small part in seeing it happen.

This is just a reminder to all of you working with any ACTIVE MILITARY clients who are first time home buyers!
As I stated in a previous POST ....The first time home buyer tax credit of 2010 was extended for our Military families buying a home.
You have until April 30, 2011 to be under contract and must close prior to July 1, 2011 in order to qualify for this credit.
How much is it worth?? 10% of the Sales Price UP TO $8,000.
So if you purchase a home for over $80,000 you would get an $8,000 credit, if under $80,000 it would be 10% of the sales price.
You still have time, but don't be dragging your feet or you will MISS IT!!
