Lomita homes for sale are increasing for 2008. Lomita has always been an excellent area to invest in and it is staying strong in spite of the bad press in the media. Just look at the chart below and you will see that Lomita has shown a strong increase in the price per square foot from 424 per sq.ft to a high of $478.00 per sq.ft and is now at $418.00 per square foot for Jan.2008. We shall be seeing more of a rise in Lomita once the FHA financing guidelines are raised next month up to $745,000.00 which will allow for a increase in loan amount and a great low interest rate from FHA Loans.

Ok, It is time the public makes some protests and a big scream at these outrageous cuts. If we do not band together of as a public to help save our children's education DO we realize the quality of life in California is going to be affected?
Gov. Schwarzenegger Announces $394 Million for Transit Projects to Keep Economy Moving and Protect Environment, Yes let's get more laborers working on the roads so that the drive by's can have smooth sailing but let's cut the school budget by 14 Million to pay for the road work????
How about funding more education to the children and new after school sports programs to raise a healthier future generation instead, I am sure we can all deal with a few bumps on the road.
Where is Califonria's legislator's priority's? We Californians should be outraged by the latest misappropriated funding and cuts.
People's Governor for smooth driving but not education!!
You want a safer community and safer streets? Push for education of your children. Studies have shown that the more educated the children are, the less gang violence erupts. Less educated children are found to not know another way to express themselves except reach for violence first.
Haven't enough children died in Los Angeles this month due to gang violence. Gov. Schwarzenegger cuts the school budget more??
How many cultures of affluence do we have coming here for the schools? Oh, sorry we have budget cuts so we can no longer afford the to offer our teachers any quality of life and no we can no longer attract quality educators because they had to go elsewhere to have a better standard of living? You want to cut what in California, our state government?
Did anyone do a analysis of how much money these other country's are bringing to our Los Angeles Communities because they are here for our excellent education? I would like to know because from what I see it must be in the billions.. Oops. I guess they forgot that study.
Brillant, Cut the school funding and send them to a safer and more quality educated state.
Who is the genius that though up cutting our funding from our schools. Don't these government officials realize that our great schools are a attraction to many other communities in the world? Money, money,money lost here from our economist.
Californians you need to flood the Governor's office with your outrage. These cuts can endanger our safety and through us into a recession!
Go back to the drawing board and start rethinking this implosive mistake before the damage is done statewide.
As for our community of Palos Verdes with the number one schools in the state and violence never seen in this community! The facts of good schools say it all in Palos Verdes. All you hear on the news is housing market in trouble , foreclosures everywhere. California the worst hit. Housing market getting bad press and apparently, Palos Verdes Home Owners decided to listen.
The number of Palos Verdes Homes Sold are at an all time low. Palos Verdes have held off on placing their homes for sale due to the current media information.
What this has done to the Palos Verdes Market is increased the value of the homes for 2007 compared to 2006. Your local Realtors maybe working around the clock to compensate for the slow down, The shortness of inventory in Palos Verdes has caused prices to rise to an all time high on the Palos Verdes Peninsula and more equity for the Palos Verdes Homeowners.
What this means to you as a homeowner is that this is an excellent time to sell to get top dollar for your property and move to the home of your next dream. You will save money in this market as a buyer because of the fantastic low interest rates, which will compensate for the higher home prices. In other words, it will not cost you more to move in this market and just may save you money. See my interest savings info noted below.
Check out the home sale prices on the chart below: Price per square foot in 2006 for an average house on the peninsula sold for $551.00 a square foot in 11/2006 and now at the end of the year 12/2007 the house prices rose as high as $669.00 a square foot. Yes, our houses are taking longer to sell but I venture to say that the next 3 mos, we will again continue to see an all time high in the local market.
This chart includes sales in the whole peninsula from $1,000,000.00 to $15,000,000.00 Individual cities are showing an even bigger increase in the Sale Prices, See my other blogs for Palos Verdes Estates and Rancho Palos Verdes for this year.
So be kind to your local Realtors, they do need to be thanked for doing such a great job and selling the homes that are available for sale. The slower the market is the harder we have to work to find new clients so we can keep Palos Verdes Prices on the rise.
This month I noticed my phones are very busy with customers calling again. I have never been so busy with customer inquires as in the last month.
Yes, you can see the number of houses sold has dropped from 30 in 11/06 to 13 sold for the month of 1/2008, but the prices that they are selling for have increased.
What does that mean to any potential Sellers thinking about moving. Now is the time to sell while our inventory is low to get the best price. With the great low interest rates now is the time to buy for a buyer. Waiting in this market can cost a buyer on a $500,000.00 loan as much as $250,000.00 in interest for the length of the loan (25 Years) if the loan rate goes up just 1%. It is incredible savings.
Check with your local financial institution to show you how to take advantage and save Hundreds of Thousands of dollars with the current interest rate.

Turn off your news reports, it is time for the Real Palos Verdes Press and it is good news.
It here finally, what we have all been waiting for a market update from our trend graphics chart. I plugged in all the square feet, all prices and all lot sizes for Palos Verdes Estates to get the selling prices for this analysis.
As we all knew, Dorothy you are not is Kansas anymore! Here is the facts that the media is finally getting out for our local Southern California, Palos Verdes Real Estate Market.
Our price selling prices per square foot are on the rise again as usual. I ran home prices from $1,000,000.00 If that is possible to find in PVE to $4,999,999.00,
In plain english, the chart below shows that the average median selling price of 2008 rose to $2.125,000.00 in Jan. 2008 compared with the average median selling price of $1,760,000.00 in November of 2006 in Palos Verdes Estates, Calif. 90274 zip code.
It shows our selling prices per square foot were up as high as $712.00 per square foot and currently as of Jan.2008 at $646.00 per square foot are at a high compared to 11/2006 at 594 a square foot. I will project that Feb,2008 and March,2008 will follow suit, if the media does not cause a negative scare and send us into a self inflicted recession.
We have a great tool coming out on renting verse buying and how now is the best time to buy with the new FHA Loan Limit going to $745,000.00 in our area that should know out those jumbo loans and save us in the 6 figures over the life of a 20 year loan you can save as much as $250000.00 in interest by obtaining a loan now at 5% than if the interest rates were 6.5% on a $500,000.00 loan amount- so start buying and start saving. Also a recent CAR survey showed that the real estate has doubled every 10 years since 1960's so Hurry and jump in , you don't want to be left out, or should I say media scared out of these fantastic price increases and savings.
