One of my favorite summertime activities is to enjoy the live music at the Pavillion in Charlottesville, Virginia. This covered venue is located at the east end of Charlottesville's downtown pedestrian mall. The pavillion which seats 3,000 opened in 2005 and brings nationally known music acts to the area in the summer. You may purchase reserved seats under the covered area or sit on the lawn with a general admission ticket.

Yesterday, the batteau started their annual trek down the James River. Today's batteau are replicas of the flat bottomed trading boats that carried tobacco and other goods from Lynchburg to Richmond, Virginia in the 1700 and 1800's providing an important east-west trade route. The featoval participants are dressed in period costume and have constructed their boats themselves.
The James River Batteau Festival kicked off yesterday, Saturday June 21 as the boats set off from Percival's Island in Lynchburg on the first leg of their 120 mile, 8 day journey to Richmond. The batteau will stop at a different location each afternoon. The public is invited to see the boats and meet the crews at any of the eight locations. Food will also be available.
On Wednesday June 18 the batteau will tie up at Scottsville in southern Albemarle County. Historic Scottsville has many events planned including crafts, music and food vendors. This is the perfect time for Charlottesville residents to come out, see the boats and have a good time.
Saturday June 21 the journey will end at Maiden's Landing in Richmond.

This not for profit event kicked off this weekend, and is designed to showcase both amateur and professional images taken by photographers from around the world. Albemarle County, which surrounds Charlottesville, Virginia is known for its vistas of rolling hills, pasture and horse farms set against the backdrop of the Blue Ridge Mountains. As you can conclude from looking at the statistics we are very much still in a buyers market. Judging by the amount of closed sales in May compared to the number of homes on the market we have an 11 months supply of homes for sale. We still need to sell down the inventory to get to about a 6 months supply of inventory before we will begin to get back to a ballanced market.
How does this translate to you? The bottom line is that it is a great time to buy. If you are selling, your home needs to be priced competitively and be in excellent shape in order to compete with all of the homes on the market. The buyers need to have a reason to choose your home over the many others that are on the market in the same price range.
