44 Charlottesville-Albemarle County attached homes had contracts that closed during July. The average sale price was $246,187. The homes had been on the market for an average of 112 days and sold for an average of 97.92% of the list price.
59 attached homes in the Charlottesville real estate market sold during June 2009. The average sale price was $239,302 after an average of 73 days on the market. The homes sold for an average of 98.10% of the list price.
41 Charlottesville VA attached homes had contracts that closed during May. They sold for an average of $248,284, with an average DOM of 89, and sold for an average of 99.60% of the list price.
From 1/1/2008-8/1/2008, 218 attached homes sold in Charlottesville and Albemarle county, however 223 Charlottesville VA attached homes sold during the same time frame this year. This represents an increase in attached home sales of 2.3% for the year to date.
Today 8/17/2009 there are 193 Charlottesville VA attached homes for sale. The average list price is $263,969, with a median of $239,900. These homes have been on the market for an average of 161 days so far.
As you can see attached home sales remain the bright spot on the Charlottesville Virginia real estate market. This is the only area in the Central Virginia that has seen an increase in sales for the year to date as compared with 2008. At the same time we have seen an increase in sales during June and July in almost all sectors over the previous months this year, so we remain cautiously optomistic.

12 Lake Monticello homes had contracts that closed during July. The average sale price was $286,683, with an average DOM of 87. The homes sold for 95.63 percent of the list price on average.
13 homes sold in Lake Monticello during June 2009 for an average sale price of $204,646 after spending an average of 137 days on the market. They sold for an average of 97.48% of the list price.
10 Lake Monticello homes sold during May of this year. The average sale price was $245,750; they were on the market for an average of 102 days and sold for an average of 94.85% of the list price.


During the period from 1/1/2008-8/1/2008, 127 homes sold at The Lake; however, in the same time period this year only 79 Lake Monticello homes sold. This repressents a decline in sales of -37.8%.

Today 8/16/2009, there are 142 Lake Monticello homes for sale. The average list price is $268,805, with a median of $229,900. The homes have been on the market for an average of 132 days so far.
Of the 12 homes that sold in July on the Lake Monticello real estate market, 6 were priced under $200,000, and 4 were priced between $212,000 and $300,000. Two waterfronts sold for $619,000 and $750,000. Two of the homes that sold in July were foreclosures.

Today there are 142 homes listed on the Lake Monticello real estate market, ranging in price from $137,900-$995,000. Of these, 87 homes are priced below $250,000 offering a large selection for first time homebuyers to choose from. 93 of the Lake Monticello homes that are currently on the market have a first floor master and 78 or those are 1 story homes; retirees looking for 1 floor living might want to consider The Lake. In addition, 16 of the Lake Monticello homes for sale at this time are waterfronts appealing to the second home buyer as well as fulltime residents.
Just as there is a wide price range of homes for sale in Lake Monticello there is also a variety of home styles. Many different builders constructed homes at the Lake and as a result this is not a cookie cutter neighborhood. You can find just about any home style that you are looking for.
Whereas the majority of the Lake Monticello homes are used as a primary residence, you will find some that are bought as a 2nd home, particularly by people from Northern Virginia who find the 2 hour drive to the Lake the perfect distance for a vacation or weekend home. A Lake Monticello waterfront home or a Lake Monticello golf course home may be the perfect choice for a spot to "vacation at home".
The population of homeowners at the Lake is a mix of young professionals, families, members of the workforce such as policemen, teachers and nurses, and retirees.
Lake Monticello offers a wide range of amenities. The gated community is centered around a 350 acre lake that is perfect for water sports such as boating, fishing, or swimming from one of the several beaches. There is a club with dining, a pool, playground, golf course, basketball.
Although the neighborhood is conveniently located about a 20 minute commute from Charlottesville, you do not have to go that far to run many of your errands. There are several small shopping centers around the outside of the Lake. These include such business as a grocery store, pharmacy, hardware store, garden center, fitness center, jewler, pizza parlor, and several restaurants. There are also several nearby churches.
Whatever your needs, a Lake Monticello home may offer the solution to your home shopping needs.

Last week the Charlottesville Area Association of Realtors had the opportunity to hear Barry Merchant of VADA speak about the Virginia housing market and where it is going. We have permission to share the Economic Market Update on our blogs and websites.
Mr Merchant concludes that:
Charlottesville's market will likely continue to correct into 2010.
•Home sales are still declining, but may be nearing bottom.
•The price correction is still ongoing, and will likely continue until inventories are reduced-prices must fall further to reflect the significant shift in demand.
•The impact of loan defaults will depend on how much unemployment rises and the magnitude of further price declines.
So although the Charlottesville VA real estate market has been seeing an upturn of activity over the summer, according to Mr. Merchant we are not totally out of the woods yet.
19 Louisa County homes sold in July. The average sale price was $241,915, with an average days on market of 168 days. The homes sold for 95.42% of the list price.
In June 2009, 17 homes in Louisa County had contracts that closed. The homes sold for an average of $196,226. They were on the market for an average of 136 days and sold for an average of 95.45% of the list price.
8 Louisa County Virginia homes sold during May of 2009. The average sale price was $216,811, with an average DOM of 181. They sold for an average of 95.06% of the list price.


Today 1/13/2009 there are 190 Louisa County VA homes for sale for an average list price of $356,710, a median of $236,435. The homes have been on the market for 192 days so far.
In the time frame from 1/1/2008-8/1/2008, 200 homes sold in Louisa County, however only 142 Louisa County VA homes sold during the same time period this year. This represents a decline in sales in the Louisa County VA real estate market of -29.0%.

As you can see the Louisa County VA home sales have increased during the past two months. However with the lower numbers for contingent and pending homes in July I would not expect to see a similar increase in homes sold for August. If you look at the graph of year to date sales you can see how there have been considerably fewer homes sold this year to date as compared with last year and also that the largest number of sales have been in a lower price range.
